Description - Willowmead is a truly impressive home. A detached modern property, the house makes a fabulous and spacious family home. Ideally located in the heart of the village, the property is close to excellent local amenities, including the popular village school and local shops. Light and spacious, the home is beautifully presented but also offers the opportunity to improve or put your own stamp on the house, if so desired. On the ground floor there is a large entrance hall, cloakroom, sitting room with library area, fully fitted kitchen/breakfast room that leads through to the dining area, study and integral garage with utility area. Also entered through the house is the indoor swimming pool complex with heated swimming pool and changing facilities. Upstairs is a fabulous music room/home office, which could equally well serve as the master bedroom. There are 4 further bedrooms, 1 en-suite plus a family bathroom. The gardens are to the front and rear and mainly laid to lawn, with patio/BBQ and seating areas, separate vegetable patch/childrens play area, plenty of parking and lovely views towards Coopers Hill from the rear of the house.
Directions - From our Painswick office proceed north on the A46 in the direction of Cheltenham. Turn left almost immediately after the first set of traffic lights onto Gloucester Street and continue out of Painswick passing the Rocco Gardens and over the Beacon and down the hill towards Gloucester, turning right into Upton St Leonards after the Kings Head public house. After a short distance turn right into Bondend Road and continue until you see The Stanley on your right - the driveway to Willowmead is on the right side just after The Stanley.
Location - Upton St Leonards is a historic old village strategically situated immediately south of Gloucester in the lee of the heavily wooded Cotswold escarpment (to which there are views from the house). Willowmead is close to Upton St Leonard's popular primary school and the village also has a general store/post office, farm shop, pub and numerous societies and sports clubs. There are lovely walks accessible directly from Willowmead including over the hill to Painswick which is a classically pretty Cotswold village with a challenging 18 hole golf course and there is even a dry ski slope nearby. One of the principal attractions however for chosing to live in Upton St Leonards, is its accessibility to the two main centres of employment for the region, Gloucester and Cheltenham and an excellent choice of secondary schools (state and private). It is also convenient for accessing junction12 of the M5 motorway for Bristol and the South-West and junction 11a for the West Midlands. By rail, there are mainline stations in both Gloucester and Stroud, with regular services from Stroud into London Paddington, from just over 90 minutes.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
