Property description & features

"We have lived at Blakeney Road for nearly 5 years and have truly enjoyed our time here. Its proximity to Gloucester Road and all its vibrancy was what drew us to this location for culture and socialising. We are also big fans of walking and exploring countryside and have spent many weekends wandering the nearby Stoke Park Estate and Snuff Mills (walkable from our house) with our dog. After long muddy walks its lovely to have a relaxing soak in our deep omnitub bath. We are close to the motorways and train stations for any commutes. For quick morning dog walks we are just 5 minutes walk from the Muller Road recreation fields (accessible via Dovercourt Rd). We have enjoyed hosting BBQS in our garden and have lovely neighbours to both sides and across the road. Horfield is a great area to be, ideally situated to access all of Bristol, with lots of amenities and a lovely community vibe."

This beautiful house is situated on Blakeney Road, on the border of Horfield and Lockleaze, close to the Narroways/Boiling Wells Lane area which can lead quickly to St Werburghs and Ashley Down. It is an area that has become popular for the size of houses and plots, and the potential to extend. With great schools in the surrounding area, including the Little Foxes Forest School, Stoke Park Primary School and CST Trinity Academy, it is very popular with families. At the end of the road, Gainsborough Square offers local shops, a caf, takeaways and a large children's play area. The area benefits from being close to the top of Gloucester Road, in reach of many popular independent shops, pubs and cafs. Local food and drink choices within walking distance include Boston Tea Party, Fierce and Noble and Wiper and True taprooms, The Lazy Dog and a number of choices available on Gloucester Road. For sports fans both The Memorial Stadium and The County Cricket Ground are nearby whilst all the sports facilities of Lockleaze Sports Centre, Horfield Leisure Centre, Filton College and U.W.E. are also close. The area benefits hugely from its proximity to major areas of employment, such as Southmead Hospital, MoD, Airbus and Rolls-Royce and this is a highly convenient residence for anyone who needs regular access to these places, as well as Bristol City Centre via the M32, train from Filton Abbey Wood or a 3-mile walk via St Werburghs. The property also offers very easy access to the expansive Stoke Park Estate as well as local woodland, sports fields and Horfield Common.

Placed on the quiet Blakeney Road, is this nicely presented three-bedroom home. Upon entry, you are met by an entrance hall that leads through to a well-proportioned living room with a tiled fireplace and hearth, alongside wooden shelving. The kitchen has been recently finished to a high standard, complete with wooden work surfaces, a double oven, integrated fridge-freezer, as well as a Belfast Sink. Off the kitchen, there is also a W/C, and porch that is ideal for bike or pram storage. The first floor comprises two double bedrooms, a single bedroom, as well as a bathroom with floor to ceiling white metro tiles, a deep omnitub bath and a rainfall showerhead. There is a substantial rear garden with a large garden room that has its own electricity supply, making it ideal as a home office or gym. The property also comes with an electric car charging port to the front of the property, which can be used whilst on the drive. There is also the potential for the extension of the driveway, which has been done by many properties on the surrounding streets.
