Description

An elegant and well-appointed home situated within about an acre of grounds at the heart of this idyllic village in the Lincolnshire Wolds AONB. The house is believed to be pre-1900s and is a former farmhouse, which has been extended and much improved internally to create a very well appointed and modern home. The house offers over 2200 sq ft of space across two floors, with further potential to extend if desired. The house has a number of desirable features, including a brick fireplace with wood burning stove, parquet style flooring in the dining room and a fabulous garden room overlooking the courtyard and lawn, creating a great space for entertaining. As well as the house, garden and extensive parking there are fantastic equestrian facilities including a round pen, a ménage, five stables, storage rooms and a two-storey garage with workshops. The yard is currently used for Western riding but would be equally suited to dressage or general riding.

The main house comprises a dining room, separate sitting room, conservatory and family kitchen. There are also a number of additional rooms downstairs, including a walk-in pantry, office, cloakroom with w.c. and a utility room with a door outside. Upstairs there is a good-size main bedroom with en suite bath/shower room and ample storage, two further double bedrooms and a family bathroom. The house dates back to around 1880 and has been significantly restored, with the majority of the works taking place in 2005. There are lovely open views across the surrounding countryside.

The house includes a paddock, gardens and riding facilities. To the front of the house there is a round pen which could also be used for turnout and a good size driveway with ample off-street parking, which continues alongside the house to a detached garage situated behind the property. This is arranged over two floors with a garage below, a storage room on the first floor and four workshop/storage rooms behind. The equestrian facilities continue to the rear including a five stables/loose boxes, a store and a tack room set within an enclosed stable yard. There is also a very large sand ménage and a grass paddock.

Location

Brinkhill is a popular village within the Lincolnshire Wolds AONB that has a long history, having been mentioned in the Domesday Book. The village has limited amenities including a church and a vineyard, with pubs and leisure facilities available in neighbouring villages and plentiful shopping, restaurants and services in nearby Altford. The village is well positioned within easy reach of a number of additional market towns, including Louth and Spilsby. For commuting further afield, there are road links to Lincoln, Grimsby, the M180 and the Humber Bridge. Lincoln is approximately 30 miles away offering a full range of amenities including shops, leisure facilities, the quaintly historic Cathedral Quarter, universities and the County Hospital. Mablethorpe’s sandy beaches are about 10 miles to the east. Schools include King Edward VI and Queen Elizabeth grammars in Louth, Horncastle and Alford respectively. There is superb walking and riding country around the Wolds with a number of excellent bridleways.
