More Details - A glorious Gothic entrance and substantial front door opens to a vestibule with a vaulted ceiling and hanging brass bell. This is the older part of the house which is notable for its deep 16-pane sash windows and elegant room proportions. Period features abound including original quarry tiles and hardwood flooring, fireplaces, plasterwork, full-board shutters with traditional cast iron fittings, servants bells, original fitted cupboards, a Victorian heating stove below the ground floor, and a brick vaulted cellar. The kitchen breakfast room is a light, bright room beautifully designed with a fine outlook and French doors onto the garden terrace. The bespoke, hardwood kitchen units and cabinetry were designed and made by Richard James Handmade of Flaxton. There are granite worktops, a 2-oven electric AGA with AIMS system, Zip boiling water tap, integrated Neff dishwasher, integrated coffee machine and microwave set within corner cabinets, and a kitchen island that includes a chopping block, pop-up multiple socket, rising extractor fan and induction hob. In addition there is a traditional pantry with marble block and utility/laundry areas. The formal dining room is adjacent and comfortably seats ten.

The snug is a characterful room with bespoke oak cabinetry and panelling that sympathetically mirrors the original architectural detail of the house. A magnificent fireplace houses the wood burning stove and there is bespoke window seating with storage incorporated, and wall panelling with concealed cupboards. The vicars study has a polished hardwood floor and a view across to the church. The drawing room is a beautifully proportioned room with its wide south facing bay and window seat, French doors opening west on to the garden, and large wood-burning stove. In the basement is a cellar with vaulted wine storage room and drainage system.

On the first floor, two of the bedrooms have distinctive pitched ceilings. The principal bedroom suite extends across the western wing of the house; here is a contemporary gas fire housed in limestone, separate dressing room fitted with bespoke Hammonds cabinetry and large bathroom also fitted with creamy white & buff limestone from Tadcaster. The same limestone can be found on the floor of the house bathroom. Two staircases allow there to be a degree of separation within the living space providing the option for an annexed two storey granny flat on the eastern wing. The second floor accommodation is versatile with one of the bedrooms currently used as a gym and one as an office with built-in desks/storage and magnificent views towards Castle Howard. Access to the eaves provides further storage.

Outside - A bespoke gothic-style wrought iron garden gate links the cobbled yard to the front garden and paddock beyond. Here a productive kitchen garden abuts the mellow wall where fig trees thrive on its south face. Set within gravel are raised beds many of which are rabbit/butterfly proofed with netting; there is also a walk-in cage for soft fruits. Alongside is a pathway with arched trellises adorned with rambling roses and beyond lies the eastern lawn with Bramley apple tree and summerhouse with facing west patio. Stone steps lead down from the elevated garden terrace (with views of the Wolds) to an expanse of lawn with herbaceous borders. A ha-ha and fence separate the garden from the enclosed paddock (3/4 acre) with its field shelter and glorious sycamore taking centre stage. In all there are six outdoor taps and an outdoor power socket. The mature grounds surround the house with an array of magnificent trees including beech, copper beech, horse chestnut, yew, and scots pine, all bounded by fencing and a low church wall. Adjoining the gardens and grounds are fields, arable to the south, pastures to the north.

Outbuildings - A detached building houses two stone stables with traditional wooden insets, the coach house used for storage and a double garage with up and over door. Granary steps ascend to two connecting first floor rooms offering potential for development. A 5-bar gate leads to further outbuildings housing the garden machinery and biomass boiler. The boiler has an automatic suction delivery system for the wood pellets. Integral to the main house is a coal/log storeroom. Within the garden is a timber summerhouse with patio, power and light, and a traditional greenhouse/potting shed also with power and light facing due south.

Environs - Whitwell on the Hill lies between Malton and York at the edge of the Howardian Hills and is ideally positioned for access to town, city, moors and coast. It is an attractive hill-top village with an impressive parish church and countryside walking. Nearby Malton is Yorkshires food capital, a fine market town with artisan food producers and an annual Food Lovers Festival. Its wide range of amenities include independent shops and cafes, an arts centre, cinema, doctors surgery, cottage hospital and sports centre. There is a superb choice of local schooling nearby, state and independent, and Malton Railway Station offers direct links to Scarborough and mainline York and on to Leeds, London, Liverpool and Manchester/Airport. Leeds is an easy commute via the A64 and York lies some twenty minutes drive to the south.
