DESCRIPTION
On 21st September 2015 planning application no. 34C574A was approved permitting the erection of a single dwelling. A variation to the permission was approved on 31st August 2018, No. 34C574B/VAR. The permission caters for a 3 bedroom detached property with associated gardens and parking, extending to just under 1,400 sq ft. As approved, the plans provide for 3 bedrooms and family bathroom on the ground floor and a kitchen with separate snug/lounge at first floor level along with a separate garage. Water, electricity and drainage are connected to the site. The site has a reasonably level area along the road frontage and is then sloping towards the rear and up to the former rail line. It measures approx 120' across the road frontage by 75' max deep, with a rear boundary of approx 160'.
LOCATION
The building plot occupies a central position in Llangefni which is situated within central Anglesey being extremely accessible. Llangefni offers a wide range of services catering for the majority of daily needs. As an alternative, the larger conurbations of Bangor and Holyhead are 10 and 15 miles respectively offering retail parks and shopping centres. On the recreational front the island is known for its scenic coastline with numerous sandy beaches. There is excellent walking both inland and along the Anglesey Coastal Path. There is a marina at Holyhead and several golf courses within close proximity. There is also excellent wind surfing and kite surfing at nearby Rhosneigr and Newborough.
COMMUNICATIONS
The property benefits from good road communications being within 1 mile of the A55 expressway facilitating easy access across Anglesey and the north Wales coast to Cheshire and linking with the national motorway network. For travel further afield there is a direct rail service from Bangor to London Euston and a daily ferry service to Dun Laoghaire.
DIRECTIONS
Having crossed the Britannia Bridge continue along the A55 expressway. After 6 miles, exit at Junction 6 signposted Llangefni. At the roundabout take the 3rd exit and then at the next roundabout continue straight over along the A5114. Travel for a further 1 mile into Llangefni and having gone underneath the railway line the building plot will be seen on your left hand side, before a chapel.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 26, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 26, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
