Tyddyn Sargent comprises a detached farmhouse, 3 luxury letting cottages, caravan and two-lake coarse fishery, which as a whole have been modernised and manicured over the past 30 years to create a well-regarded and profitable business. The business offers short term holiday lets and the owners have a loyal base of repeat customers whom come back to Tyddyn Sargent to use the residential facilities and/or the fishing on a regular basis. At present there are 3 letting cottages and in addition to which a static caravan. The letting units have been modernised and are well-maintained. The fishing aspect of the business caters for 18 fishing pegs across the two lakes.

The gross income has steadily risen following the Covid-19 pandemic and in the year of 2023, the business brought in a gross figure of circa £75,000.

Owing to the strategic position, the business is able cater for
multiple needs of occupiers. In addition to the facilities on site, there are numerous other activities nearby on Anglesey to include, sailing, walking, golf courses, shooting or on the mainland there is the Snowdonia National Park and Zip World at Llanberis.

The holiday letting cottages are located beyond the farmhouse, adjoining the lake. Ty Llyn is the largest of the three units being a detached three bedroom and having the benefit of a hot tub and decking overlooking the lake. Across from Ty Llyn are the other two units, Ty Menyn & Ty Teiliwr which are both two bedroom units and attached to one another. Again, these two units have views and outside space overlooking the grounds and lake. The units are described as follows;

TY LLYN

Ty Llyn is a detached cottage constructed of block with white
painted elevations and Welsh slate roof. The front door opens
into a large hallway from which all rooms are accessed off. To
the right is the large kitchen, dining and seating area which has double aspect and French doors to the external decked area with hot tub and beyond to the lake. Within the kitchen there is a u-shaped range of fitted wall and base units incorporating fridge/freezer, integrated dishwasher, 1½ bowl sink with drainer and a 5 ring Rangemaster hob; There is also a further external door to the outside. On the opposite side of the entrance hall are bedrooms 2 & 3 which are almost identical in size. At the end of the hall is the family shower room with tiled walls and floors, tiled shower cubicle, built-in hand basin and low flush w.c. Adjacent to the family shower room is the main bedroom which has its own en-suite shower room with tiled wall & floors, builtin hand basin, low flush w.c. and tiled shower cubicle.

TY MENYN

For the most part Ty Menyn is situated over one floor, save for
the main bedroom, again with painted elevations and slate roof. A small porch opens into the kitchen, dining and seating area which offers a large, light space with feature fireplace, Velux windows and a fully fitted kitchen. The kitchen offers wall and base units, incorporating a breakfast bar, fridge/freezer, 1½ sink with drainer, 4 ring electric hob with extractor, separate integrated oven, microwave above and dishwasher. From the kitchen steps lead down to a lower landing accessing bedroom 2 which is a twin room with sliding patio doors to the garden and adjacent to which is the family shower room, with tiled wall and floors, built-in hand basin, low flush w.c. and tiled shower cubicle. From the lower landing, stairs lead up to bedroom 1 which is a spacious
double room with eaves storage, Velux window and Juliet balcony overlooking the lawned garden towards the lake.

TY TEILIWR

Ty Teiliwr is the remaining cottage which is situated over two
floors, with painted elevations and slate roof. The property is
accessed off a private decked area which overlooks the lawns
and lake, with two sets of double French doors opening into
the seating area and kitchen. The sitting area/kitchen offers wall and base units to include sink with drainer, electric oven, 4 ring electric hob with extractor, dishwasher and fridge/freezer. To one end of the kitchen is the family shower room with fully tiled walls and floor, tiled shower cubicle, low flush w.c. and hand basin. To the opposite end of the kitchen doors open to a conservatory with dining area and external door to garden. Bedroom 1 is also off the sitting area with double doors to the decked area and an en-suite shower room, mirroring the family shower room. Finally, within the sitting area a set of central stairs lead up to Bedroom 2 with fitted cupboards and a mezzanine seating area.

PLANNING

In December 2023, Planning No. VAR/2023/44 was approved
for the relaxation of conditions in relation to the 3 holiday
letting units. Whilst the use class remains as ‘holiday letting
accommodation’ there is now no restriction on useage, length
of stay or any such occupancy condition. In addition to which,
the units now have the possibility to be sub-divided into
independent cottages and sold to private buyers. This approval allows a future purchaser of Tyddyn Sargent as a whole to subdivide the site to release capital. It is envisaged that such separate units would be highly desirable given the quiet, private location of Tyddyn Sargent, with the benefit of overlooking the lake. THE FARMHOUSE

The main farmhouse is constructed of Welsh stone with a slate
roof and for the most part over two floors with white painted
elevations. The front door of Tyddyn Sargent opens into a wide, welcoming reception hall with exposed stone walls and porcelain tiles. To the left hand-side, access is gained into the the inner hall which houses the staircase, a small seating area and extends into the main sitting room which has tiled floor,exposed beams and original fire place built from stone with a slate hearth, housing a log burner. The hallway splits to the right to a generous size orangery with an exposed brick wall together with a large sky lantern and bi-fold doors to a private decked balcony. The hallway extends further, into the kitchen with exposed ceiling beams, a range of oak wall and floor units, a Belfast sink, quartz worktops, integrated dishwasher, 5 ring Rangemaster, space for a good sized dining table and a door to the private courtyard garden. The ground floor accommodation is completed by a well- proportioned bedroom 2 which offers a spacious double room, with aspect over the front garden; Bedroom 2 could
easily be adapted to create a further reception room. The family bathroom offers fully tiled walls and floor, integrated bath, tiled shower cubicle, built in hand basin and low flush w.c. At first level there is a mezzanine with bunkbeds immediately off the staircase which at present houses a single bed and adjacent which is the master bedroom with exposed stone walls en-suite, with tiled floor, part tiled walls pedestal hand basin and low flush w.c.

Overall the farmhouse currently offers well appointed accommodation and has previously had the benefit of planning permission to extend above bedroom 2 (this permission has since lapsed).

OUTSIDE
Tyddyn Sargent Coarse Fishery features two well stocked lakes of 1.75 and 0.75 acres. The lakes are stocked with carp (common and mirror) bream, roach, tench, perch and rudd;
all of which are in excellent condition. The lakes are used by
holiday residents and day tickets. The property has many different elements to its gardens and grounds with the main house having a more private garden and the cottages being more open/communal before extending towards the lake. In its entirety the grounds extend to just under 8 acres with a 5 bar-gate off the lane opening onto a gravelled driveway for the main farmhouse with lawned garden to the right and shrub border/flowerbeds to the left. To the side of the farmhouse there is a greenhouse, garden stores and
summerhouse and to the left of the house and extending around the rear are a selection of small paved/decked seating areas. To the left of the main drive is a further tarmacadam drive which leads down to a gravelled parking and turning area for the cottages. From the parking area the 3 cottages are all accessed along with the office/stores and additional stone barn.

There is a gravel track leading against Ty Llyn which opens to
another turning area and external w.c. For the use of residents
and anglers. The parking areas are enclosed by woodland to
the south and the terrain rises sharply and on the top of which
are 2 paddocks laid to grass leading back towards the lane.
Against the cottages is a large lawn with shrub borders in front of Ty Menyn & Ty Teiliwr which offer privacy for both; The lawn extends to the lake which has grassed borders around the majority of the perimeter giving access to the 13 fishing pegs. To the far end of the lake, there is a further wooded area and smaller pond with 5 fishing pegs.
