Naturally light and well-presented; this one-bedroom flat resides in Lilac Court; a high-quality development of sheltered apartments designed for the over 60s, looking to live independently, but with the peace of mind of a secure and social environment brings. This smart building is located in the prestigious area of Withdean, where from its fourth-floor position it enjoys far reaching views across the leafy environs of Withdean Park. There’s a residents’ lounge where weekly social events are held, plus 24-hour alarm systems in every room, so you can ensure complete peace of mind. Pets are allowed and the building is beautifully maintained both inside and out. While the park sits to the front of the building, there are manicured gardens to the rear, and there is plenty of resident and visitor parking on-site. There are guest suites for visitors and the location is easy to access by bus, car or train with Preston Park Station just 15-minutes away.

Style: 4th floor flat in a retirement development
Type: 1 double bedroom, 1 bathroom, 1 living room, 1 kitchen
Location: Withdean Park
Floor Area: 430sq.ft
Outside: Communal gardens
Parking: Unallocated on-site parking for residents and visitors

Why you’ll like it:
Lilac Court is a sizable development, located opposite Withdean’s beautiful park. It has a smart exterior, surrounded by greenery and has secure video and key fob entry systems. There is wheelchair access throughout and lifts to take you to the upper floors, plus there are often events held in the communal lounge including card game evenings, coffee mornings, darts and bingo; as well as being a place for general socialising between the residents and staff.
This flat is on the fourth floor and while it is simple in design, it is also very accessible, with spacious rooms, and 24 hour alarm cords fitted in each. You enter into a hallway where there is a deep linen cupboard with additional space to hang coats and keep household items to ensure the flat remains clutter free. Opposite this, the shower room was fitted only last year, so it has a modern feel with a walk-in shower and natural stone tiling. A pull-down seat has been fitted within the shower which has a rainfall showerhead alongside a hand-held wand, and there are two vanity units for toiletries and towels.
A lovely double with an easterly aspect, the bedroom looks out over the park which is a joy to wake up to each day and is ever-changing with the seasons. While it is dressed as a single bedroom, there is ample space for a double bed as the wardrobe is built-in, adding to the feeling of space. The light is beautiful in the morning as the sun rises behind the trees to gently wake you, so you can enjoy coffee in bed as you contemplate the day.

Sharing this favoured aspect, the living room has generous windows on the easterly wall to frame park views. During the spring and summer, these can be fully opened to the Juliet balcony to bring in the scents of the vast array of lilac trees in the park – of which the building was aptly named after, and the sound of birdsong fills the air. The windows are double glazed for extra warmth and tranquillity as the seasons cool, and being elevated within the building ensures there is very little sound from the road below. There is ample space in here for both sofas and a dining table and chairs while the kitchen is partially open to the room at the rear. Well-designed, it has everything you need with a freestanding fridge and freezer plus an integrated induction hob, while the oven has been placed in a tower to avoid awkward bending. The residents have use of a communal laundry room, so there is no need for a washing machine in the apartment.

The flat is well presented and has been beautifully maintained by the current owner. It is very comfortable so you can move straight in and start enjoying the benefits of living in a luxury apartment in a fantastic and vibrant location.

Agent’s thoughts:
This retirement home feels welcoming, secure and luxurious. The views are incredible from this apartment and the park is there on your doorstep to be enjoyed for walks throughout the year. There are also buses which take you into the city that stop just across the road, so it is incredibly convenient too.

Owner’s secret
“This is a wonderfully friendly building to live in, and you feel so well looked after - it’s more like being in a hotel than just at home, and the views never tire.”
Where it is:
Shops: Withdean shops 8 min walk, city centre 15-20 min bus ride
Train Station: Preston Park Station 15 min walk
Seafront or Park: Withdean Park opposite and Seafront 15-20 min bus ride

This homely flat is situated in a popular area with lots of local shops and the park on your doorstep. The city centre shopping districts and beach are also within easy reach, and this home also offers easy access to Preston Park Station and the A27/A23 which have direct and fast links to the airports and London.
