Situation and Description
Nearing completion, this attractive Grade II Listed barn conversion is part of a small development of barns that lie adjacent to Venns Green Farm, on a small no-through council-maintained lane, which itself lies between the villages of Bodenham, Sutton St Nicholas and Marden in northeast Herefordshire. Between them the villages offer an excellent range of local services with the cathedral city of Hereford being only 6 miles away, providing more extensive facilities as well as road and rail links to other parts of the country.
The Cowshed, as the name suggests, was a former agricultural barn which has been beautifully converted to create a very individual and stylish detached property, which retains much of its original character whilst benefitting from an air source heat pump, rainwater recycling system, underfloor heating on the ground floor, oak flooring in the sitting room and a well-appointed modern kitchen.
On arrival a front door opens into a small entrance lobby and sitting room which is a good size and includes underfloor heating, oak flooring, a fireplace with a 5kw wood burner, and two windows to the front. A kitchen/breakfast room is fully fitted with a range of units and appliances including double oven, induction hob, dishwasher, washer/dryer, fridge/freezer and more with a tiled floor and underfloor heating for those colder mornings. Plenty of light streams in from two sides with a glazed door leading out to the gardens. A small cloakroom and understairs cupboard completes the ground floor accommodation.
Upstairs there are three very individual bedrooms all with their own character, with one having an en suite shower room, whilst the others share a bathroom. There are also some lovely views over farmland.
Outside
The property is approached from a small no through road by a shared driveway which leads to a garage block and parking area with one end allocated to the Cowshed measuring 16 7 x 20 3. The gardens are currently laid to lawn or have been seeded and offer huge potential to create a good-sized cottage garden.
Services and Considerations Mains water and electricity, rainwater recovery system for washing machine and toilets, shared drainage treatment plant, air source heat pump. EPC: tbc. Council Tax Band: tbc. It is not our company policy to test services and domestic appliances, so we cannot verify that they are in working order. Any matters relating to rights of way should be checked with your solicitor or surveyor. Tenure freehold.
Directions W3W///:blanking.hear.snooze
From Hereford proceed out of the city on the A465 towards Worcester. At the bottom of Aylestone Hill proceed straight across at the roundabout, towards Bodenham and Sutton St Nicholas. Continue for approximately 4 miles, passing through the village of Sutton St Nicholas. Go past the Amberley Arms and after a double bend continue for a quarter of a mile and adjacent to a small cottage turn left into a no-through lane, marked Venns Green. Continue along this lane and the barn will be found on the right-hand side.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
