Property description & features

  • Tenure: Freehold
  • Amazing development opportunity
  • Grade Listed buidling with 6 part converted apartments
  • 1.35 acre grounds
  • Lapsed planning for 10 further apartments and a detached house
For Sale By Sealed Bid Tender - Closing Date 2pm Thursday 16th December

An excellent opportunity to finish the conversion of a Grade II Listed farmhouse situated within 1.35 acre grounds. In addition there are several lapsed planning applications to construct a further block of 10 apartments and one detached house.

There is an extensive and varied range of applications on the Arun District Council website, which can be found by searching FP/175/07 and clicking 'other applications on this site'.

Most of the partially converted apartments are almost at first fixings on the ground floor and second fixings with mist coat on the first and second floors, so will require finishing off with bathrooms and kitchens, and it is believed also that new services will need to be installed.

The planning application for the additional block of 10 flats and a detached house will be found under application numbers FP/175/07, FP/206/00, FP/134/97 and FP/183/90. Prospective purchasers must make their own enquiries of Arun District Council.

The original building is an 18th Century Georgian farmhouse which suffered fire damage in the early 1990's and was rebuilt to modern building standards of the day. Several planning applications have been approved conditionally for the conversion of the existing building to six units, the latest being in 2008, and also for the construction of a further block of 10 flats and a single detached house in the remainder of the grounds. Each of these new development plans have lapsed.

The existing building has been partly converted with the first and second floors appearing to be ready to accept second fixings, ie kitchens, bathrooms and boiler. The ground floor appears to be mid-way through first fixings. Prospective purchasers will be responsible for checking all works, including those already complete and will need to make their own checks regarding planning, listed building consent and building regulations.

Plans and elevation drawings for both existing buildings and additional units are available to download via Arun District Council's website.

Agent Note: please do not attempt to enter the site without an appointment as it is perimeter and internally alarmed.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
