Property description

The properties have a peaceful setting in the small hamlet of Higher Town, Tremodrett and is about two miles only from the main A30 trunk road offering easy access to both the north and south coasts of the county with their contrasting scenery and within an easy drive of the larger centres of Truro, St Austell and Bodmin and about two miles only from the village of Roche and about three miles from the village of Lanivet. Cornwall Newquay Airport with its national and international connections is about twenty minutes drive only from the property.

The properties are well set up in this attractive setting previously having been part of a working farm and have an appealing outlook to the south and west over open farmland and for many miles.

The property is approached over a most attractive, private tree lined drive and the large and level gardens extends in all to just over half an acre. As the drive winds around the front of the house, this then leads to further attractive garden areas with lawns, flower borders and additional parking space and enjoying the very appealing countryside views. Alongside this lower garden is the large detached stone built workshop/garage which measures about 21' x 16'3" and also has a light, power and water connected. There are side hung double front doors and a side single courtesy door and rear window.

The main residence is Higher Town Cottage. Beautifully converted from large barns the property offers spacious accommodation throughout. The accommodation here is very versatile, having Tor View the one bedroom holiday let adjoining, which also has an interconnecting door from the entrance hall. This could easily be used as an annexe for a dependant relative if required. There is a cloakroom with w.c. and wash hand basin and inner door into the good sized living room. Here there is a traditional fireplace, built-in under stair cupboard and door through to the study with stairs to the first floor. A wide opening leads through to the kitchen and dining room which is beautifully fitted with a full and comprehensive range of floor cabinets, island cabinets, matching wall cabinets, incorporated one and a half bowl ceramic sink unit, integrated fridge/freezer and dishwasher and further space for a cooker range. The dining area has a door leading out to the garden and a further door from the kitchen leads into the laundry/boot room. This is provided with the oil fired central heating boiler, fitted wall and floor cabinets and incorporating a stainless steel sink unit. There is also plumbing for an automatic washing machine and a glazed door then leads to the front externally.

On the first floor the master bedroom is beautifully designed and well lit with three velux windows in addition to the large double glazed patio door opening onto the balcony with exceptional country views for many miles. To one side and in a recess there is a range of built in cupboards. The room also has an en-suite shower room with fitted vanity basin, bidet, low level w.c., separate shower cubicle, vertical heated towel rail/radiator and adjoining this is a large walk-in dressing room. The family bathroom is well equipped with a panelled bath, separate shower cubicle, low level w.c. and fitted vanity basin and remaining bedrooms on this floor comprise bedroom two, again having fine views to the front and bedroom three which has a built-in double wardrobe.

This is the holiday unit that can interconnect with the main house to extend its accommodation if required. It has its own external access with hard standing parking area and a decked area with door then leading through to the open plan kitchen and reception room with the kitchen having a small range of units incorporating the sink unit and fitted cooker. A door leads to the large double bedroom with a modern en-suite shower/wet room and also has a fitted wash hand basin, low level w.c. and extractor fan.

This is a detached self-contained single storey unit which again has consent for holiday accommodation use. There is a small decked area then leading through to the kitchen with fitted floor and wall cabinets, a fitted sink unit and cooker. An opening leads into the open plan reception room of great charm with the "A" frame exposed roof trusses and also having a velux window as well as a traditional window and a further door then leading into the bedroom with further door to the en-suite shower room with separate shower cubicle, fitted wash hand basin and low level w.c.
