Property description & features

  • Period Features
  • Two Double Bedrooms
  • Beautifully Presented
  • Ideal Location
  • Great Transport Links
"When we bought the flat it had been neglected for many years and the journey updating it, and transforming it into a home we love, has been full of discoveries both in the house and the surrounding area.

The front room and kitchen are flooded with natural light in the day, the sash windows and high ceilings are wonderful features, and something we will really miss. The back of the house is very leafy and peaceful and a completely different world. We love seeing the trees from the bedroom windows change through the seasons and feel lucky to have this wooded green outlook living in a city.

The location has enabled us to enjoy the best of Bristol. A short walk means you can explore the independent shops and bars of Gloucester Road, Whiteladies Road, and the City Centre. A little further and you can be having breakfast in Clifton or watching the sunset in the Harbourside with a few drinks.

Having to travel regularly for work within the South West region, and having friends and family in Bath and Clevedon, this location is hard to beat whether youre travelling or having visitors. Train stations in Redland and Montpelier are only a 10-minute walk, the bus station 15 minutes away and even the M32 can be reached in 3 minutes when there is no traffic, and the traffic lights go your way by being all green!

We have really loved our time here and have made so many happy memories.
In many ways it will be sad to leave but we are also very excited for our next chapter."

Cotham Brow is ideally situated between Cotham, Kingsdown and Redland. With beautiful grand Gothic buildings in amongst both Georgian Bath Stone and Victorian houses. There are many tree-lined roads, with parks and green spaces, perfect on summer days, such as the green at Redland Church or the University Gardens on St Michaels Hill. The area is highly convenient being placed in between several hugely popular parts of Bristol. To the north is Westbury Park and the green expanse of The Downs, a short walk up Redland Road. Up the road there are a number of independent shops and cafes, Cotham Hill and further to the larger establishments of Whiteladies Road and Clifton. The local pubs include Kingsdown Vaults, The Greenman and the delicious Bulrush. Over to St Michaels Hill is Beerd, a highly regarded restaurant and Highbury Vaults with real ales and great food. To the south is Bristol City Centre, around a 15/20 minute walk or a short cycle. Just a few minutes down the hill to the east is Cheltenham and Gloucester Road, running through the popular areas of St Andrews, Bishopston and down into Montpelier, lined with hugely popular bars, restaurants and shops. The area is very convenient into or out of Bristol, with Redland train station just around the corner and several bus routes running in the immediate area.

Placed in a grand Georgian building on Cotham Brow is this beautifully presented two double bedroom flat. The apartment benefits from high ceilings with large sash windows that allow light to flood in throughout the day. The living room has original cornicing lining the ceiling and bespoke fit shelving to the right of the chimney breast. The living room blends nicely with the kitchen, which houses tiled flooring, solid wood countertops, as well as stylish square tiles that line the walls. There are two double bedrooms to the back of the flat, with the main room also having bespoke fit shelving storage, which both look out onto the greenery of the mature gardens, with trees and plants. The bathroom has been recently renovated, with floor to ceiling tiling, heated towel rack and a rectangle sink with a mid-century cabinet underneath for storage.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 6, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
