"This home has been a wonderful solace for us during lockdown. Despite being a stones throw from Gloucester Road it is extremely quiet as both surrounding roads are blocked off from traffic (which also makes parking really easy). Theres a real sense of peace and quiet living here as well as a strong sense of community. I will miss the long summer evenings sat with a glass of wine in the front garden chatting to neighbours over the wall and barbecues on the terrace with friends, using the kitchen window as a bar hatch. Fremantle Square has also been a blessing during lockdown. Theres a local whattapp group and mailing list where you can keep up to date with local events, including the Christmas live band that plays up on the square. Everyone around this area is so friendly and Ill miss that community spirit. Its been such a handy location for when weve been called back in to the office. You can get to the city centre in under a 10 minute walk and potter up to the Kingsdown Vaults to watch live bands and comedy nights or just enjoy a quiet catch up with friends. You can get everything youd ever need and every type of shop on Gloucester Road. Theres always a new amazing bar or restaurant popping up nearby to try out. The Carriage Works redevelopment at the end of the road is also set to improve the area even more. The flat itself feels very spacious for us and weve often hosted dinner parties here and theres plenty of room. We would really like to stay here forever if we could!"

Ninetree Hill runs through the heart of Kingsdown, with sweeping views of the center of Bristol. Beautiful grand Gothic buildings are in amongst both Georgian Bath Stone, Victorian houses, and newer builds that make this area so attractive. There are many tree-lined roads, with parks and green spaces, perfect on summer days, such as the green at Redland Church or the University Gardens on St Michaels Hill. The area is highly convenient being placed in between several hugely popular parts of Bristol. To the north is Westbury Park and the green expanse of The Downs, a short walk up Redland Road. Up the road there are several independent shops and cafes, Cotham Hill and further to the larger establishments of Whiteladies Road and Clifton. The local pubs include Kingsdown Vaults, which is a few steps away, The Greenman, as well as the delicious Bulrush. Over to St Michaels Hill is Beerd, a highly regarded restaurant and Highbury Vaults with real ales and great food. To the south is Bristol City Centre, around a 15 minute walk or a short cycle. To the east is Gloucester Road, running through the popular areas of St Andrews, Bishopston and down into Montpelier, lined with hugely popular bars, restaurants and shops. The area is very convenient into or out of Bristol, with Redland train station just around the corner and several bus routes running in the immediate area.

Placed on the corner of Ninetree Hill and Springfield Road is this beautifully presented two double bedroom home with a private balcony and front garden. Upon entry to this Georgian flat, you are met by an entrance hall that leads through to the living room with a stunning high ceiling, detailed period cornicing and a ceiling rose with chandelier. There is a separate kitchen with work surfaces that line either side of the room with tiles that couple, as well as plentiful cupboard space. The main bedroom houses bespoke fitted wardrobes to either side of the chimney breast, cornicing and a ceiling rose, as well as double glazing with wooden paneling beneath. The second bedroom is again substantial with French doors leading out to an east-facing balcony with room enough for a large table and chairs, ideal for entertaining or a relaxing coffee on a summers morning. The bathroom has a sunken bath with a heated towel rack and a classic white tiled surrounding. To the front of the property, the flat has private use of the south-west facing garden.
