Description

Ugstonrigg Cottage is a wonderful family home with an exceptional rural setting just outside Haddington. The original part of the house dates from around the 1700s and has been extended in recent years, creating modern, bright, open plan living spaces. The house has a welcoming entrance hallway on the east side of the house which acts as a link to the two wings of the property. The kitchen / dining room is open plan and located at the heart of the house. The kitchen is fitted with traditionally styled units and has a central island with breakfast bar. Thanks to the partially glazed ceiling and sliding doors the room is extremely bright and the views over the garden are first class. Appliances include a double oven Rangemaster with extractor fan above, an American style fridge freezer and dishwasher. The kitchen also has a large walk in pantry which provides plenty of storage. Adjacent to the kitchen is a south facing sitting room with bay window and gas fire which provides a more formal setting for entertaining.

The east wing is accessed from the central vestibule and on the ground floor there are two bedrooms, a bathroom and family room, all of which face south. At first floor level are a further two bedrooms, one of which has an en suite shower room and a dressing area. The second bedroom sits next to a shower room. The north wing is accessed from the kitchen and there are a further three bedrooms and a bathroom. In addition, there is a utility room and second vestibule.

The grounds which surround Ugstonrigg Cottage extend to around 0.6 acres and are incredibly private. To the north and east is a spacious driveway with parking, which is accessed through a set of wrought iron gates. The garage is accessed from here and there is a large lawn surrounded by a well-stocked colourful border. To the south and west of the house is a further area of lawn and a patio where outdoor dining can be enjoyed. The patio is adjacent to the kitchen and has fabulous views over the surrounding fields to the Lammermuir Hills.

Location

Set in a private garden, Ugstonrigg Cottage is situated on the outskirts of the historic market town of Haddington - the hub of East Lothian - which offers an excellent range of services including supermarkets, banks, leisure facilities, library and schooling. Located close by is the well regarded private primary school The Compass, while Loretto is in close proximity in Musselburgh. All the fee paying schools of Edinburgh are a short journey away.

The surrounding East Lothian countryside offers a wide range of outdoor pursuits and is most famous for its numerous Championship golf courses, including Muirfield, Luffness, Longniddry, Archerfield and the West Links at North Berwick. The stunning coastline offers a range of walks with breathtaking views, as well as outdoor activities including horse riding, cycling, sailing and surfing, with the John Muir Way and the Lammermuir Hills providing excellent walking paths.

Edinburgh is extremely accessible, either by car via the A1, or by train from the commuter stations at Drem (5 miles) or Longniddry (6 miles). Edinburgh Airport is approximately 25 miles away and provides an increasing number of both domestic and international flights. There is regular public transport to Edinburgh and surrounding towns and villages.
