Elegant farmhouse & lodge enjoying beautiful estuary views across to Laugharne

Description

An opportunity to own an elegant and very spacious farmhouse with five bedrooms (one en suite) along with a two bed holiday cottage discreetly located alongside. Both properties feature a high standard of finish, beautiful neutral décor and truly stunning views of the Taf estuary including Dylan Thomas’ Boathouse and the delightful village of Laugharne across the water.

Approached from a quiet lane winding down to the Taf estuary the views are stunning, arriving at a private driveway leading to the farmhouse and lodge alongside. One is immediately struck by the peace and tranquillity of this delightful location.

The grounds are extensive with the two properties sitting independently of each other in about 4.4 acres of land (stms - subject to measured survey) with fully fenced paddocks, a large pond, gardens, plus a hard standing area and two outbuildings to the rear that could be further developed (stp - subject to planning) for private or commercial use. There is ample parking at each property with gated access via a private lane.

Location

Llanybri is a small rural farming village situated near the estuary of the River Towy in Carmarthenshire, with the parish of Llansteffan consisting of two distinct villages -Llansteffan by the estuary and Llanybri slightly inland on the hilltop.

The glimmering waters of the Taf Estuary are visible through most of the windows in both properties featuring uninterrupted panoramic water and countryside views including the opposite shoreline, with clear sight of Dylan Thomas’ Writing Shed and Boathouse home.

The peaceful, tranquil, riverside location provides a natural habitat for all kinds of wildlife, with only the sounds of the birds to enjoy. The Farmers Arms in the nearby village of Llanybri serves local ales and Thai food.

The popular and appealing village of Llansteffan is approximately 2 miles away with a castle, several shops, post office and pubs as well as a sandy beach and lovely walks. Laugharne is also nearby and is well known for its homage to Welsh Poet Dylan Thomas, providing access to his prior home and writing shed on the waterside.

Castle ruins and lovely riverside walks as well as excellent local food in restaurants and local inns, a Spar grocery shop and post office as well as several other shops, makes this a popular village to reside in and visit.

The market town of Carmarthen, approximately 10 miles distance provides a large shopping centre, indoor and outdoor local farmers market, superstores, a leisure centre, doctors, dentists and cinemas as well as excellent road and rail links.

Aberglasney & The National Botanical Garden of Wales in the beautiful Towy Valley are within easy reach along with the lush, ancient Forest of Brechfa for stunning woodland walks and challenging bike trails.
