Spitbank Fort stands in the middle of the approach into Portsmouth Harbour flanked either side and to the front by its two sister forts: No Man's Land Fort and Horsesands Fort. The Isle of Wight villages of Bembridge and Seaview are about three miles to the southeast. Portsmouth and the mainland are about one mile to the north..

Standing on the deck of the fort, one is immediately impressed by the complete tranquillity that can only be experienced on a private island. The seascapes are ever changing and at dusk and dawn, the rising and setting sun produces spectacular backdrops. The solitude of the high seas combined with the spectacular 360° sea views ensures a degree of privacy and atmospheric seclusion that is second to none.

The property is approached by boat and the fort owns a private landing stage that is accessible at all levels of tide. A davit and hoist can raise smaller boats out of the water and can also lifts supplies on board.

External steps lead up from the landing stage to the fortified double front doors on the Middle Deck. Off the entrance hall are the dining room and sitting room. Beyond the dining room is the commercial kitchen. The sitting room forms the principal entertaining room on this floor and has a bar and three ante rooms; one of which has retained the original wash basins from Napoleonic times. Accessed off the central courtyard is a corridor that provides access to the eight luxurious en suite bedrooms. Each bedroom has its own sea view, as does both receptions rooms. All the rooms have retained many original features including the metal tracking for the cannons and iron hooks for the hammocks. Also on this floor is the office, library and additional WCs.

External steps lead up from the courtyard to the Upper Deck that is dominated by the Crow's Nest self-contained annex that is ideal as entertainment space. It enjoys panoramic views of the Solent and has a shower room, toilets and a bar. If required, it can be used as the ninth bedroom suite (excluding staff accommodation). Also on the upper deck are the sun decks, fire pit, hot pool and sauna.

External steps lead down from the courtyard to The Lower Deck where the staff quarters are located. In addition, there are games rooms, a wine cellar, bar and television room as well as many other storage rooms and services rooms to provide power, water and sewage facilities.

Broadband availability and predicted speed: obtained from Ofcom on January 12, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 12, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
