The property lies just off the minor district road heading for the direction of Cilgerran from the crossroads lying on the B4332 Cenarth to Boncath road on the outskirts of the rural village of Newchapel (¼ mile) which provides for chapel, reading room, and public house. The villages of Abercych and Boncath are ½ mile and 1 ¼ miles distant, with Abercych providing for public houses & hall and Boncath with hall and village stores and sub post office.

DIRECTIONS: From the A484 Newcastle Emlyn to Cardigan road in the centre of Cenarth by the bridge, turn onto the B4332 road for Boncath/Abercych. Continue into Abercych and stay on the B4332 climbing up out of the village. You will come to Newchapel crossroads and then turn right for Cilgerran. Proceed for a short distance, pass the first block of woodland and a hardcore track will be seen on the right hand side, giving access to Penrallt Goch Farm/Valley View Holiday Cottages. Turn onto the track and the gateways to the land (2 fields) are opposite each other with our ‘For Sale’ boards erected.

 

DESCRIPTION: The block is divided into two sizable fields, each side of the track and is to be sold as one lot.


The two fields are level to gently sloping, in good heart and capable of growing good crops of grass and would be just as good for arable cropping if desired. Mains water tanks on both fields. A three bay 21’ wide Dutch barn with concrete floor lies on the eastern aspect of parcel No. 2777 and has been used for general storage purposes, with access from both ends.

We are advised that the sporting rights have been retained by the former owners of the Pentre Estate.

The first section of the track (from the district road) will go with the land, but full rights of way for the owners of the woodland (Parcel No 2161), and owners of properties (& successors in title) further down the track. The owned section of track of course provides opportunities for the new owner to create easier access points into both fields if desired.
