Description

Overton Manor is a handsome south facing former farmhouse set back from Overton Heath Lane. It is described in the Grade II Listing as dating from 1711 with a 19th Century wing to the rear and has a symmetrically articulated facade with two storeys, attics and cellars.

It is a spacious property retaining many interesting architectural features and requires a comprehensive scheme of modernisation, providing a wonderful and rare opportunity for buyers.

It is set in mature gardens with a field to the rear and has a range of outbuildings, offering potential for a range of uses. Of particular note is a detached two storey barn set some distance from the house, perpendicular to the lane with far reaching westerly views towards the Welsh Hills.

The property is accessed from the lane via to gated entrances. The first serving the house and the second the buildings. The front door sits beneath a rectangular fanlight and opens into a staircase hall flanked by two principal reception rooms.

To one side is a delightful panelled room with a fireplace with an ornate Adam-style chimney piece and to the other is a sitting room with a traditional fireplace and a wall cupboard mentioned in the listing. A number of the rooms have attractive broad oak flooring.

The dining room has an easterly aspect and French doors open onto the garden and the kitchen is located at the rear of the house with a basic range of storage units and a solid fuel range. A WC and utility room complete the ground floor accommodation.

The first floor is accessed via two staircases; the front stairs are in oak with turned balusters and curved and moulded rails. It leads to a landing giving access to four bedrooms and two bathrooms. The attic space comprises three rooms, two of which would make excellent bedrooms.

The house is set in attractive gardens bounded to the east by mature trees. To the rear is a fenced paddock with a water supply and below the house a single storey brick build former shippon with a traditional Dutch barn to the rear. At the western end of the site, adjacent to the second access is the two storey traditional barn.

Total area: approximately 2.4 acres.

Location

Overton Manor is a prominent country house set in a wonderful position. It lies less than a mile from the popular village of Malpas, which offers an excellent range of day to day services and from which people commute to Chester, Liverpool and Manchester on a daily basis.

The property is only 17 miles from Crewe where there is a regular rail service to London Euston (approximately 1.5
hours).

Malpas is a picturesque English country village, recorded in the Doomsday Book, with a fine gothic church (St Oswalds) and buildings in a mixture of architectural styles. It has a good range of shops, pubs and restaurants.

Heber High is an outstanding (Ofsted 2011) secondary school situated on the outskirts of the village. There are several popular private schools in the region including King's and Queen's schools in Chester, Shrewsbury School, Ellesmere College, Moreton Hall and Packwood Haugh Preparatory School.

The City of Chester (15 miles) is one of the north west’s leading retail and commercial centres serving a catchment area
extending from Manchester to Shrewsbury and covering the whole of North Wales. Chester also gives access to the motorway network providing a link to other north west and midlands conurbations and to Liverpool and Manchester airports.

The leisure opportunities are also excellent. Carden Park, about 6 miles away, has two championship golf courses, a hotel and an excellent health and fitness club. There are also numerous walks in the area.
