Description

BEST OFFERS by Tuesday 23rd November

Peaslows farm is located on the edge of the village of Sparrow Pit within the Peak District National Park. At its highest point the farm is around 420 metres above sea level and benefits from magnificent views over the surrounding countryside.

Local amenities are located in Chapel-en-le-Frith to the west and Buxton to the south. Manchester Airport is approximately 20 miles to the west and the city of Sheffield around 21 miles to the east.

The Farm

Peaslows Farmhouse is a stone built farmhouse which benefits from 3 double bedrooms, underfloor heating in the kitchen and numerous traditional features.

The Farm has until recently been the base of a highly productive dairy unit housing a 230 head dairy herd producing an average of 12,500 litres in addition to young stock and followers. Approximately 370 animals were housed on the farm.

The farm benefits from a range of predominantly modern steel portal framed farm buildings covering over 38,000 square feet (3,530 square metres) in total. Included in these are the milking parlour, dairy unit with 188 cubicles and mattresses, a further cubicle building with electric scrapers and further livestock and general purpose buildings.

The dairy unit is built on slats which provide 100,000 gallons of underground storage. There also is a one and a half million gallon slurry pit, silage clamps, a borehole water supply supplying the cattle sheds and solar panels delivering around £8,000 of benefit per annum.

The land extends to about 169.89 acres (68.759 hectares) of predominantly permanent pasture divided into numerous grazing and mowing enclosures by a series of well-maintained stone walls. The land is split into 4 distinct lots with Lot 1 being sub-divided further, as detailed below and identified on the sale plan. All of the lots benefit from access onto a public highway.

Lot 1 - Being Peaslows farmhouse, farm buildings and land extending to about 63.28 acres (25.612 hectares) in total.
Lot 1A - Peaslows Farmhouse, farm buildings and predominantly permanent pasture extending to about 20.43 acres (8.272 hectares).
Lot 1B - Permanent pasture extending to about 18.50 acres (7.488 hectares).
Lot 1C - Permanent pasture extending to about 24.34 acres (9.852 hectares).
Lot 2 - A ring fenced parcel of permanent pasture divided into a number of enclosures and extending to about 66.06 acres (26.734 hectares).
Lot 3 - Included in lot 3 is a small stone barn and permanent pasture extending to about 26.89 acres (10.88 hectares).
Lot 4 - A single field of about 13.67 acres (5.533 hectares) of permanent pasture.

Services

The property is supplied with mains water, mains drainage and 3 phase electricity. A borehole provides water to the farm buildings. The solar panels produce approximately 27,000 KW hours which equates to approximately £4,000 per annum electricity saving, together with around £4,000 received through the Feed in Tariff payments.

Basic Payment Scheme

Approximately 61.89 SDA Basic Payment entitlements will be included in the sale. The claim for the current claim year shall be retained by the vendor and the vendor will take reasonable endeavours to transfer the relevant number of entitlements to the purchaser after completion of the sale. The purchaser shall indemnify the vendor against any non-compliance from the date of completion.

Viewings

Viewings to Lot 1 are strictly by appointment only through the selling agents. Lots 2, 3 and 4 may be viewed during daylight hours only providing you have a copy of these sales particulars to hand. Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on December 15, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
