Rights of Way, Easements & Wayleaves - The land is sold subject to, and with the benefit of all existing wayleaves, easements and rights of way, public and private whether specifically mentioned or not. Local electricity lines and public footpaths cross the land.
The land benefits from a right of way over the access track to New House Farm, with reciprocal rights in place over the section of lane included in this sale. Both parties have the right to use the lane for all purposes and at all times, with no requirement on either party to upgrade the lane beyond current condition. Maintenance of the lane is subject to a division of cost, 75% to the owner of New House Farm, 25% to the owner of New House Farmland (purchaser).
Local Authorities - The land strides the boundaries of Durham County Council and Darlington Borough Council.
