A stylish Grade II Listed Georgian townhouse situated on the lower slopes of Lansdown in Bath.

Description

Portland House is a superb Grade II listed townhouse that has beautifully-proportioned rooms arranged over 5 floors. The house has been carefully and sympathetically decorated by the current owners to a very high standard of finish with considerable style and attention to detail.

Whilst the principal reception rooms offer a distinct feeling of grandeur, the house manages to retain a comfortable feel. There are high ceilings and large windows which enhance the generous proportions, whilst many other period features remain, such as fireplaces, ceiling cornices and shutters.

The accommodation is spread over five floors with the main living areas including kitchen, dining room, sitting room, TV room and drawing room on the ground and first floors and the bedrooms and bathrooms on upper and lower ground floors.

The principal suite occupies the whole of the second floor with a spacious bedroom, bathroom and dressing room. The top floor, which is ideal for children, comprises three bedrooms and a bathroom, with the lower ground floor having a further two bedrooms (one en suite) and a bathroom which is ideal for guests.

Lansdown Terrace has panoramic views over the city and onwards to the surrounding countryside. The house faces mainly south which makes for very light rooms.

Outside
To the front of the house is a raised terrace with access to the garden which is to the side and rear of the house. The garden has been mostly levelled with steps leading up from the kitchen to a good sized lawned area flanked by raised beds and two paved patio areas to the side and rear of the garden.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
