For anyone who loves the idea of living in a barn conversion this superb property on the outskirts of Totland village should fit the bill. It is surrounded by gorgeous countryside and has its origins as a dairy in the mid 1800s. However is now a wonderful single storey residence built of island stone with an impressive later extension, discreetly hidden from view behind a high fence and approached via a wide gravel drive leading to the double garage, with store room above.

The property has a beautifully designed garden that you can begin to appreciate this as you walk up the steps to the French doors into the magnificent kitchen/dining room with its vaulted and oak beamed ceiling and windows covering three sides of the room. The contemporary kitchen includes attractive units housing a variety of appliances as well as an inset range cooker and leads to the hall with access to the other rooms including a large utility room.

There is a dual aspect sitting room with French doors to the garden and an attractive brick fireplace with a log burner. It has a door to a cosy ‘snug' with feature brick walls, ceiling beams and, for anyone working from home, there is a good sized office. A family bathroom is adjacent to one of the large double bedrooms while the main bedroom includes oak effect mirrored wardrobes as well as a stunning en suite bathroom.

The garden includes a large patio area and a myriad of mature shrubs flanking a path leading through an archway to an adorable cottage garden with an array of colourful plantings. The rear garden includes a lawn, vegetable garden, a summerhouse, workshop and a beautiful swimming pool with a retractable arched enclosure and wet room.

The separate annex - The Old Boat Store - is currently a highly successful holiday let but could also be available for use by family members. It has a galley kitchen and dining area as well as a double bedroom, a modern shower room and a sitting room with French doors on to its own private courtyard style garden.

What the Owner says:
We have lived here for nearly seven years and it has been a wonderful home but we feel it is now time to downsize although we shall still be living in the local area. It is a delightful place to live as we are surrounded by farmland and we can go for lovely walks to Headon Warren and Tennyson Down and, if you are interested in nature, you may see some wonderful species of wildlife and rare plants including red squirrels, unusual butterflies and kestrels.

If you want to have a meal out without taking the car, we are only 200 yards from the local pub and it is not far to the beach at Totland Bay while the Needles and Alum Bay are within easy reach. It is only about five miles to the historic seaside town of Yarmouth with its marina, shops, bars and restaurants as well as independent shops and the ferry to Lymington.

Broadband availability and predicted speed: obtained from Ofcom on December 18, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 14, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
