The property is located within walking distance to East Dulwich Station, which provides quick and easy access into the Capital.

This immaculate home boasts further benefits such as a feature fire place in the reception room, a fully integrated kitchen with stone surfaces and Bosch appliances, as well as the luxury of split level living.

Two large double bedrooms occupy the flat, alongside a large family bathroom, which has been fully tiled and fitted with chrome fixtures throughout.

The front windows have been double glazed, improving the homes general security and insulation, coupled with gas central heating flowing through the property.

LOCATION East Dulwich Grove is in a superb location, located within easy reach to many local amenities via Lordship Lane, where you will find an array of restaurants, coffee shops and supermarkets alike.

The home is conveniently situated just a four-minute walk to East Dulwich station, which provides quick and easy access into central locations, such as London Bridge from just four stops (13 minutes).

East Dulwich railway station is in the London Borough of Southwark in East Dulwich, south London. The station, and the trains which serve it are operated by Southern, and it is in Travelcard Zone 2, 4 miles 23 chains (6.9 km) down the line from London Bridge. The station was named Champion Hill when it first opened in 1868. It stands where Grove Vale meets Dog Kennel Hill.

Dulwich Picturehouse is a recent and welcome addition to The Lane, or pop down to Peckham's Rye Lane for Peckhamplex cinema and various on-trend hangouts including Frank's and Bussey Rooftop (with rooftop film club also). Bellenden Road is only 16 minutes on foot for more excellent eateries. Notable restaurants there include Artusi and Ganapati.

An abundance of greenery can be found in the many local parks that are nearby, with both Peckham Rye Park & Common & Dulwich Park being within walking distance.

Education in the area is also a huge factor in its popularity. Goose Green, Bellenden, and Harris Primary Schools are nearby, alongside The Charter, James Allen's & Harris Boys being just a short drive/bus journey away.

As well as the local schools, East Dulwich's location in London means that it lies on the many key bus links that travel across the city.

A MESSAGE FROM THE OWNERS "An amazing first home that has given us a great five years with many fond memories. Our lovely spacious kitchen and sitting room has provided us with many opportunities to host our friends and families over the years. Working from home during lockdown has been extremely easy as we both have enough space to work comfortably in separate rooms. The flat has been perfect for two twenty (now thirty)-somethings who work and socialise in central London. There are countless excellent restaurants and bakeries at the end of the road, on Lordship Lane. Dulwich Park and Goose Green are also a short walk away, and it takes no time at all to get into central London. We know all of our neighbors in our block who are really friendly and sociable, which makes all the difference when moving to a new area. It is with some sadness that we look to move but we hope you create as many amazing memories as we have"

Please contact one of our property consultants to organise an accompanied meeting at your earliest convenience to avoid potential disappointment.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
