The property as a whole, offers a family the most wonderful rural lifestyle whilst generating an income through holiday lets. In addition to the Grade II Listed four bedroom farmhouse there is a Listed barn with plans for conversion into 2, 3 bedroom cottages for holiday accommodation plus anther barn that still houses the original C17th mill workings. There is also the opportunity to plant roughly 4 acres of vines on a perfectly sloping south facing meadow.

West Ruthern Farm is situated within the charming valley hamlet of Ruthernbridge, alongside The River Ruthern leading to the River Camel with a superb and extensive private setting of grounds and garden. The property offers the perfect combination of period family home, delightful gardens, outbuildings, meadows and riverside woodland. The property is perfectly positioned for visiting both the north and south Cornish coastlines.

The delightful and spacious farmhouse consists of four bedrooms, three reception rooms, three bathrooms/shower rooms and oil fired central heating. The farmhouse has its origins dating back to the 17th century and subsequently enlarged and altered in both the 18th and 19th centuries.

To the other side of the courtyard is a detached Grade II listed two storey mill house with the original restored mill wheel and operating machinery. There is also a large Grade II listed detached barn with plans for conversion to holiday accommodation. Planning permission was granted in 2003 under reference: E1/2003/01884 and E1/2003/01885.

Beyond the mature gardens is a gate that leads into the water meadows below and the river beyond. This meadow extends to just over 8 acres. Beside the mill barn is an orchard with roughly 4 acres of south facing sloping fields which have been assessed as an excellent opportunity for planting vines, the famous Camel Valley being the next valley over. Beyond is woodland which extends to about 11 acres and flanks either side of the stream providing private walks for just under half a mile. There is an additional field accessed across a bridge across the river extending to just over 1 acre offering direct access from the road making it perfect for stabling with the necessary permissions.

North Cornwall
A short drive to the north-west brings you to the miles of golden sand at Rock and Daymer Bay or to the surf destinations of Polzeath and Trebarwith. The Camel Estuary provides a sheltered sailing haven, with Rock Sailing Club as the active hub for regular regattas. The picturesque fishing village of Port Isaac, as well as being the home of 'Doc. Martin', is also the source for some wonderful locally caught crab, lobster and seafood.

In the other direction is Bodmin Moor with its contrasting moorland landscape, tors, plentiful walks and many bridleways. The start of the Camel Trail cycle route is about one miles away with direct access to Wadebridge and Padstow for family rides. There are golf courses at St. Enodoc, Lanhydrock and Trevose.

The nearest towns are Bodmin (3 miles) Wadebridge (17 miles). Its recorded history dates back to 1313 when a market and two fairs were granted permission to Wade across the river Camel. Today it offers a full range of amenities and facilities including cafes, art and craft galleries, doctors' surgeries and major supermarkets. The town, however, has a policy of discouraging chain stores so the town-centre shops are mostly independent traders, giving it a rarely-found individuality.

There are a variety of nearby restaurants run by world renouned chefs including Rick Stein's Seafood Restaurant, Paul Ainsworth's No 6, Jamie Oliver's Fifteen and Nathan Outlaw's Michelin starred restaurant, currently located at the St. Enodoc Hotel in Rock. The St Tudy Inn gastropub is about 8 miles away.
