Property description & features

The Property
Situated in an enviable elevated setting on the edge of Debenham, Brick Kiln Barn is an attractive conversion built of traditional construction with red-brick and weather-boarded elevations underneath a pan-tiled roofline.
The property was converted in 2007, and cleverly incorporates traditional craftsmanship and materials with contemporary nuances, with the large majority of the living space arranged over one floor, which extends to approximately 1,300ft2, with many aspects from the property enjoying pleasant views of the garden.
The accommodation comprises reception hall with cloak/shower room, a large vaulted open-plan living room with exposed timbers and tiled flooring, central wood-burning stove and glazed double-doors to the south-east. The kitchen area is fitted with an extensive range of base and eye level units, with solid-wood worktops, free-standing range cooker and Belfast sink. Neighbouring the kitchen is a utility/store room (of which the vendor considered incorporating into the kitchen area).
From the hallway is a double bedroom with window to the rear, and a vaulted garden/dining room, which enjoys a double aspect with French doors to the rear terrace, and further access to an inner lobby leading to the principal bedroom, with window to the front aspect and a free-standing bath and pedestal wash-hand basin.
From the inner lobby is also a shower room and staircase to a first-floor bedroom with built-in eaves storage.
Outside
The grounds of Brick Kiln Barn are particularly attractive. The property is approached from the street, onto a gravelled shared driveway which leads through 5-bar gates onto a large parking area and car-port.
The property sits well within the gardens, which have been beautifully maintained and kept, with large levels of lawn and a wonderful variety of well-stocked flower beds boasting an abundance of colour, together with a variety of mature shrubs and trees. The elevated setting allows for far-reaching views to the north-east over open countryside.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on March 1, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on March 1, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 28, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
