Luxury 7 Bedroomed accommodation including a self-contained apartment.

Situated just inside the beautiful Snowdonia National Park on the periphery of the picturesque rural village of Rowen, Gwern Borter Manor strikes a handsome pose, standing within some 1.29 Acres of landscaped garden grounds, enjoying a pleasing dual south/east aspect and positioned right in the heart of the lush countryside of the unspoilt Vale of Conwy. The landscaped gardens complement the property nicely, providing colour, texture and form whilst offering ample private parking too, a decent sized paddock and a range of useful outbuildings.

With generous accommodation laid across two floors, six bedrooms (five with en-suite) plus an additional 1 bedroom apartment located on the second floor, fully modernised and self-contained with a separate entrance, this is a flexible and versatile home offering many possibilities. Gwern Borter is currently run as a boutique Bed & Breakfast establishment and is definitely regarded highly by returning clientele.

Gwern Borter was built in 1840, by a certain Thomas Evans and is famously noted for its Royal association with King Edward the VII who frequented this fine home for use as his hunting retreat. It’s an immensely satisfying residence with charm and character through and through yet sympathetically modernised for today’s lifestyle, a lovely blend of old and new with its heritage clear to see, offering style and substance.

The interior of Gwern Borter transports you back to a time where opulence, style and comfort were paramount, a sure statement of your wealth and stature in society made certain by an oak-panelled entrance and accommodating reception hall for visiting guests. There are three reception rooms to the ground floor, all of which offer their own unique appeal together with a modern quality fitted kitchen with appliances and ancillary rooms with ample storage, an office and much more.

Moving to the lounge, the oak panelled ceiling catches the eye including the gold frieze, the five sided bay and open fireplace whilst the dining room with parquet floor and wide patio doors open to a south facing sun terrace which is the ideal location to enjoy breakfast or afternoon tea. There’s a further sitting room to the north wing with a window seat overlooking the gardens. As previously mentioned, five bedrooms enjoy modern en-suite facilities whilst the master mirrors the lounge below with a fabulous bay providing beautiful country views. The second floor 1 bedroom apartment is no less roomy and comfortable and could be let out providing an additional source of income.

Location
Rowen is a scenic village situated in the unspoilt vale of Conwy with rich farmland, wooded hillsides, lakes and mountains. The village has won the ‘Wales in Bloom’ competition on a number of occasions and has a fabulous Inn – the ‘Ty Gwyn’ which serves fine food and ales. Also in the village is a useful store/post office. At the northern end of the valley lies the picturesque and historic coastal town of Conwy with its imposing castle, ramparts and walls, whilst at the southern end is the popular tourist destination of Betws Y Coed, hidden amongst the trees and home to the renowned Swallow Falls. Nearby Dolgarrog offers an exciting surfing and water sports park, a showcase for the Uk’s first ‘Wavegarden’ artificial surfing lagoon and of course on the outskirts of Betws Y Coed is the forest Zip World attraction. Just beyond Conwy is the A55 Expressway which provides a fast link to all the North Wales’ coastal towns, Chester and the main motorway network. The mainline train station at Llandudno Junction, provides a direct service to London in just under three hours and the Victorian resort of Llandudno serving as your main shopping destination.
