Sometimes it’s best to let the owner tell you about their home…..

“As soon as I walked through the front door I knew I was going to buy the house. That was back in 2004 and it looks a lot different now to what it looked like back then.
I love the modernist architecture that the property shows and I wanted to keep that within the framework of my own ideas to bring it up to date. I hope you like what I have done.
The house was originally three bedrooms but for me I wanted two big bedrooms a walk in closet, some additional space to hang and store plus two bathrooms. Of course if the new owner preferred it could go back to its original format quite easily. The bathroom suites include a “Bette” bath, Hans Grohe taps and shower fittings. The en-suite has Botticino Marble with feature tiles made by the ceramicist Lubna Chowdhary.

The original staircase I opened up and wanted to allow light from the top to fill the space it occupied. I added glass balustrades and stainless steel handrails to help enhance this. At the bottom of the stairs I have added and altered the original fireplace with black compressed glass mosaic tiles with an inset gas slot fire, a cosy feature to the living space.
At one end of my living room there are big sliding doors which I had installed when I replaced all the windows to double glazing. I love the fact that the kitchen is open plan to this space as it’s so convenient when friends come over for dinner.

One of the nicest things about living in Coombe Avenue is the green spaces that surround you. My house is close to “The Heath” and Royal Greenwich Park. I have a nice green just outside my front door too. As a keen gardener I wanted to re purpose the rear garden to one that I could enjoy and also relax in after a hard day’s work. It took a while to create but it turned out exactly how I envisaged.

In my time at Coombe Avenue I have made several important background improvements including a new combi boiler installed at the beginning of this year, an insulated roof, rewiring, and a solid bespoke front door to name but a few.

After 17 years it is now time for me to move on and let a new owner make new memories at the house.”

The Vanbrugh Park estate was constructed in the early 1960’s. The architects who designed it were arguably one of the most important Modernist architectural companies in England, Chamberlin, Powell and Bon. Some of their more famous projects included the Barbican Centre and Golden Lane in central London.

The house itself is set within the heart of the development which comprises a mix of apartments and houses, book ended with pleasant greens, courtyards and pathways.
The Vanbrugh Park Estate is within the highly sought after Blackheath area. Open spaces are plentiful with both The “Heath” and Greenwich Park being within a few hundred metres away.

Transport facilities too are in abundance with bus services to neighbouring areas, cycle lanes and routes within easy reach. There are several railway stations within the vicinity with Maze Hill and Westcombe Park being the closest.

Shopping facilities are at both Blackheath Royal Standard and Blackheath village with a mix of independent stores, eateries and a Marks and Spencers food hall.

This has to be one home to be seen inside.

Broadband availability and predicted speed: obtained from Ofcom on December 17, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 21, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
