Location

East Martin is a peaceful hamlet close to the village of Martin, on the edge of the famous Cranborne Chase. It’s surrounded by beautiful countryside and walks, including Martin Down, a designated National Nature Reserve. The village of Martin has a prize winning shop, run by Future Farms. From the shop, you can also have a weekly grocery order from Waitrose delivered, alongside your local produce. It provides a thriving community hub and holds markets every Saturday, again selling local produce and forming a focal point for the nearby villages. The neighbouring village of Damerham has a primary school and a pub whilst Fordingbridge is only 6.4 miles away.

The Cathedral City of Salisbury lies about 9 miles to the north east, offering a wide range of shops, restaurants, arts and recreational facilities. Salisbury offers a direct train service to London Waterloo (trains approximately every 2 hours, journey time 90 minutes) and the A303 provides access to the south west and London, via the M3.

The area is particularly sought after, due to its excellent range of both state and private schools, including Forres Sandle Manor, Sandroyd, Salisbury Cathedral School, Chafyn Grove, Canford, Bryanston, Clayesmore, Godolphin and Bishop Wordsworth and South Wilts Grammar Schools.

There is racing at Salisbury and Wincanton and golf at Rushmore and Salisbury. Fishing can be found on the Avon and Test.

Description

Talks Farm comprises two dwellings and a large barn, around a central courtyard with outbuildings, beautiful views, a peaceful setting and spacious grounds. It is configured to provide accommodation for two families, either for multi-generational living or to let part out.

The Farmhouse forms the principal part of the property, being a Grade II listed five bedroom farmhouse, of red brick elevations under a thatched roof. The thatch was re-done about 5 years ago. The layout provides some lovely reception rooms arrayed around the central farmhouse kitchen. There is a stylish dining room with high vaulted ceilings and access to the central yard. There is a nearby secondary kitchen, ideal for entertaining. Completing the ground floor is a utility room and ground floor shower room. Upstairs, there are five bedrooms, a family bathroom and further shower room.

The main farmhouse adjoins West Barn, also thatched, a lovely open-plan barn with vaulted ceiling, which runs along the western boundary of the property. Measuring over 12 metres internally, the barn provides the ideal space for a large party barn, workshop for those with large-scale hobbies or a studio. It has an inspection pit and two sets of double doors, opening in from the courtyard and out onto the lane behind. There is a live planning application (Ref:ENQ/21/20038 ERES) on the West Barn for “insertion of new bi-fold doors and glazed timber screen into existing barn door openings behind existing doors”.

North Barn got planning permission in 2015 for conversion to a residential annex, ancillary to the Farmhouse and provides the perfect foil to the principal home. It is light, modern, and open-plan, with traditional timber-frame construction, minimalist fittings and provides a range of options for an owner.

It currently provides an open-plan kitchen/dining room, sitting room, cloakroom, utility room with two bedrooms and a bathroom on the ground floor. One of the bedrooms is used as a home office and there is a third bedroom on the first floor.

Approached off the lane into a large central courtyard with ample parking, Talks Farm lies in a peaceful and rural setting. The gardens and grounds provide an idyllic setting for the property, with a thatched cob wall, deep floral borders and wide swathes of open lawn. There is a summerhouse and BBQ area. Once separated from the gardens by a fence but now open, the former paddock still has a water trough and creates an open space which is mostly left to go wild and occasionally mown.
There is a 3-bay carport with stores and a separate outbuilding, presently used as a music studio and games room.

Square Footage: 2832 sq ft

Acreage: 1.45 Acres

Directions

From Salisbury, take the A354 signposted to Blandford and continue for approximately 8 miles. Once the road becomes dual-carriageway, take the first left turning to East Martin and follow this road for about 1.4 miles. The entrance to Talks Farm is on the left hand side.
