Description

The Property
Falgate House is a wonderfully positioned rural home set towards the end of a no-through road, enjoying a south facing position looking out over farmland and Sculthorpe Moor nature reserve, and yet all within walking distance of the thriving market town of Fakenham.

The house is entirely private, surrounded by countryside, with established hedged boundaries. The house comprises of spacious and light rooms, in particular the dining room which is part open plan to the kitchen, and a sitting room with woodburner. Both rooms are dual aspect with bay windows. Also on the ground floor are two shower rooms, a large study and a useful boot room/utility.

All four bedrooms are on the first floor, with the two principal rooms enjoying far reaching views over the nature reserve. There are a further two bedrooms and a central family bathroom.

The house has been updated over the years but it would be fair to say that it could benefit from further improvement in areas. The house has been in the same family since being built in the 1920s.

Outside
The property is approached from the south, onto a gravelled driveway sweeping up to a parking and turning area. This area adjoins the outbuilding/garage measuring about 20’10 x 15’8” and which could be utilised in many ways.

The gardens surround the house and have recently been a thriving wildlife area with a wildlife pond with many species of pond life recorded. The grounds comprise of areas of lawn and shrubs, with a fine oak tree at the rear of the gardens. A gravelled path leads from the parking area to the house, and through an arch to the front lawn.

The boundaries are mature hedging to the north, east and west - with the south kept as low hedging to make the most of the lovely views to the south.

Location

Falgate House is located between the market town of Fakenham and the village of Sculthorpe. The village has two public houses, ‘The Aviator’ and the well-known ‘Sculthorpe Mill’ set on the banks of the River Wensum. The bustling town of Fakenham, about 0.5 miles distance, has a weekly market as well as a farmers market on the last Saturday of each month. The town has independent and national shops, supermarkets and restaurants. The town has leisure facilities for most tastes including a renowned national hunt racecourse with associated golf course. The town is surrounded by rolling countryside with a network of footpaths to enjoy. The nearby Georgian town of Holt (10 miles) is renowned for its boutique shopping Byfords delicatessen and many independent retailers alongside art galleries, antiques shops, jewellers, restaurants and cafes. It also plays host to Greshams School.

The North Norfolk Coast, designated an Area of Outstanding Natural Beauty, can be found approximately 9 miles at Wells-next-the-Sea with outstanding sandy beach, gastro pubs, restaurants and excellent sailing. The coastline as a whole offers a plethora of eateries including a Michelin-starred restaurant and country house hotel ‘Morston Hall’, coastal paths, bird watching, seal trips, crabbing and sailing.
