The current owners converted a rank of barns into the beautifully presented Grade II listed 4 bedroom house that is seen today. It has been painstakingly renovated to create an exceptional family home and have finished it to the very highest standards.

It is a wonderful mix of a relaxed family home along with wonderful entertaining space, making it an ideal house for both family living and large scale entertaining.

The entrance opens onto a reception hall and a corridor which provides access to the boot room, utility room and WC as well as the sitting room. From this there is access onto the family kitchen and breakfast room which boasts lovely views over the land and beyond. The sitting room gives access on both sides, firstly to the loggia which leads to the beautifully created entertaining barn which houses the formal dining area and the drawing room. From here you will find a guest en suite. The sitting room also provides access to the principle bedroom suite with dressing area and en suite as well as the guest en suite bedroom and into the attic where a further dressing room can be found. There is also a 'granny annex' with bedroom, bathroom and sitting room which is connected to the property but has a separate access. The property also has a separate office.

The gardens at Hope Farm have been beautifully landscaped and boasts lawns, stunning herbaceous borders and mature specimen trees around the whole of the property. There is a sheltered kitchen garden with a greenhouse which provides a cutting garden.

In addition to the barn conversion there is a Grade II listed five bedroom Farmhouse which has brick elevations with tile hung upper parts and a pitched roof. It is in excellent condition and provides excellent secondary accommodation which the current owners have used for holiday lets as well as long term rentals.

There is also a two bedroom cottage which is currently let but could also be used for staff.

The house sits beautifully in the centre of its land with a long tree lined drive and comprises a mix of woodland and pasture land as well as enchanting wild flower borders and banks. There is a pond towards the south of the house and an area which often becomes wetland in the winter creating a haven for wildlife and insects alike. The property also includes a section of the river Arun.

The land is currently farmed under a contract farming agreement which can be terminated if required.

Situated behind the main house is an American barn which houses 8 loose boxes, a wash room and tack room as well as a 42m x 22m indoor school. There is also a storage barn with a workshop on two levels. All of the buildings have been well maintained and a to a high standard.

Tucked away in a rural hamlet called The Haven, Hope Farm is only a short distance from the village of Billingshurst. Hope Farm is approached down a part tree-lined dive which leads to the property which is situated in the centre of its own land and wonderful landscaped gardens.

There is a good range of local services in Rudgwick which is only a short drive away, including convenience shopping, a church, village hall and medical centre. A wider range of amenities is available in Cranleigh or Billingshurst, whilst Guildford and Horsham provide a full range of shopping, leisure and cultural amenities, together with mainline train services into London. Road connections are good, with the A281, A29 and A24 roads linking the area via the A3 to London and the M25 to Leatherhead. There is a good choice of schools in the area, including the Weald at Billingshurst, Cranleigh School, Christ's Hospital and Farlington School. Recreational opportunities are extensive with racing at Goodwood, Fontwell and Ascot; polo at Cowdray Park and Golf can be played at Cowdray and Goodwood.
