BEFORE YOU MOVE IN:

Additional Tenant Fee: £100 inc VAT per tenant. Processing the application, associated paperwork and referencing.

Permitted Occupant Fee: £50 inc VAT per permitted occupier. Explaining to any permitted occupier their rights and responsibilities towards the main tenant(s) and landlord as well as the provision of documentary guidance and assistance, during the tenancy.

Guarantor Fee: £100.00 inc VAT per guarantor (if required) Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Pet Deposit: £500 Returnable additional Security Deposit. To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

Unpaid Rent / Returned Payments: Interest at 4% above Bank of England Base Rate from date due

Rental Arrears Charge: £30 inc VAT Due and payable if during the tenancy you are 5 or more days late in paying your rent.

Section 8 Notice Fee: £30 inc VAT Due & payable if during the tenancy it is necessary to serve a Section 8 on you.

Professional Cleaning if required: £15 inc VAT per hour which will be deducted from the Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
