TENANT LETTING FEES INFORMATION

The asking rent does not include letting fees. Depending on your circumstances and the property you select, Clearwater may also apply the following fees:

BEFORE YOU MOVE IN

Set Up Fee (tenant’s share): £400 (inc VAT) for one tenant / £450 (inc VAT) for two tenants.
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as preparing an inventory and schedule of the property (tenants share), contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee: £100 (inc VAT) per additional tenant.

Guarantor Fee: £100 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Pet Deposit: returnable additional security deposit of £500
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

DURING YOUR TENANCY

Amendment Fee: £240 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement if requested during your tenancy.

Renewal Fee (tenant’s share): £120 (inc VAT)

ENDING YOUR TENANCY:

Surrender Fee: When early release/surrender is granted the tenant will be due to pay the landlords re-letting costs plus administrative charges (TBA) for processing the surrender request.

Obtaining necessary permissions, sourcing providers and travel costs.

Copy Documents Fee: £10 minimum fee for up to 10 pages then 20p per additional page.

Out of Hours Services: £75 per hour (inc VAT) plus costs incurred. Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.

Out of Hours Keys: £75 (inc VAT) If key held and a member of staff available. To be paid at time of event.

Unpaid Rent / Late Rent / Returned Payments: £30(inc VAT)
PLUS Interest at 4% over Barclays Bank PLC from date due.

Rental Arrears Charge: £30 (inc VAT) Due payable if during the tenancy you are 5 (or more) days late in paying your rent.

Section 8 Notice Fee: £30 (inc VAT) Due payable if during the tenancy it is necessary to serve a Section 8 Notice to you.

Debit Card Surcharge: No Fee.

Credit Card Surcharge: Credit Card payment not accepted.
