A beautiful detached home that was designed and constructed to an exacting standard for the current owner, situated in an extremely peaceful and sought-after position at the end of a private drive, well away from the thoroughfare. Set within a plot of approximately 1.3 acres, the property has much to offer and must be viewed to fully appreciate the attributes on display. The accommodation is well appointed extending to over 3000 sqft and on entering, the wonderful light and airy space is immediately impressive with the hallway providing access to the principal rooms and guest cloakroom. The kitchen/breakfast room is equipped with a wide range of units and some integrated appliances including a fantastic AGA. This leads to a separate utility room and a further useful cloakroom. The sitting room enjoys a triple aspect outlook centred upon an inglenook fireplace and log burner and is accompanied by a formal dining room and study. The ground floor further benefits from a family room with stairs leading to an ideal games room but offering the potential to create a separate annex. The first floor presents a spacious and light landing with four generous bedrooms and the principal benefitting from en-suite facilities. The property is approached via a sweeping private driveway off the main road, offering parking for ample vehicles which leads to a double garage. The substantial grounds sweep around the home providing a tranquil setting with mature trees and planting and well-manicured lawns. Enjoying a south west facing setting, the patio area is an ideal venue for entertaining and there is a log store and storage shed. Situated in the popular rural location of Sherfield English, within a short drive to Romsey, the living space on offer coupled with the privacy of the generous plot creates a remarkable home.

Council Tax Band: G

Disclaimer: Please note that the property has private drainage in the form of a septic tank - awaiting Environmental Agency Compliance Certificate.

Sherfield English is a small, popular village with an excellent community spirit just a short drive from the market town of Romsey and nestled around a two mile stretch of the A27. For its size it enjoys a surprising array of traditional amenities, benefitting from a thriving and popular public house, The Hatchet, which is frequented by many of the locals from neighbouring villages as well as Sherfield English. It is also served by an excellent local shop and Post Office, choice of tea rooms and village hall that hosts a wide variety of activities and events which all residents are encouraged to join in. Sporting activities are prevalent with an impressive recreation ground and new pavilion which is the envy of every village in the Test Valley. Sherfield English is still quite largely a farming community with most of its houses, cottages and isolated farms scattered along narrow leafy lanes, unseen by those who pass through on the main road. The active church, St Leonards, houses some fine art nouveau style stained glass windows and a particularly fine set of bells. The impressive pavilion and recreation ground serve the football, bowls, croquet, tennis and cricket clubs as well as rounders which is played as an annual competitive but good-humoured tournament.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services

Energy Performance data and Internal floor area: obtained on July 7, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
