Woodlands Bungalow is a very attractive, well-presented family home offering light-filled flexible space arranged over a single floor.
The accommodation flows from a welcoming L- shaped reception hall and briefly comprises an impressive lounge with dual aspect picture windows, exposed wooden flooring and a feature fireplace with woodburning stove.

There is a generous adjacent dining room leading to a spacious kitchen with a range of wall and base units including a large central island with breakfast bar, modern integrated appliances, space for a table for more informal meals and a door to the garden.

The accommodation is completed by a bedroom wing providing a spacious principal bedroom with built-in storage and contemporary fullytiled en suite shower room, two further double bedrooms, both with built-in storage, and a modern family bathroom.

The Composers properties are separately detached from the bungalow and sit along the eastern edge of the boundary line in a single row. The collective name comes from the vendors association with the music and entertainment industry, Elgar, Bernstein, Vivaldi & Chopin. Each property is fairly similar in layout and each offers around 840sqft of very attractive, light filled accommodation over two floors.

In each property, the ground floor accommodation features an open plan layout, ideal for family and entertaining, incorporating a double-height reception area with galleried landing over, a dining area and a kitchen with a full range of modern wall and base units and modern integrated appliances together with an inner hall leading to a contemporary fully tiled family bathroom with bath and separate walk-in shower.

The reception area benefits from a feature fireplace. Patio doors lead to a private rear paved and gravelled terrace overlooking the countryside beyond.

Stairs rise from the inner hall to the first-floor galleried landing which in each property leads to a generous principal bedroom and a second double bedroom, Velux glazing throughout flooding the space with natural light.

Adjacent to the Bungalow and holiday properties is a timber lodge style building, with power, water and light, which is a self-contained fully functioning office suite, toilet & utility/washroom with additional storage space for the holiday let business equipment etc.

The Business
Our clients have developed a very successful and well regarded 5* accredited holiday let business, which generates a very good income and can be run as a lifestyle business or as a means to supplement another income. The holiday properties are very well located in order to benefit from the Northumberland and Scottish Borders tourist trade and, importantly, there is sufficient privacy between the cottages and the owners’ home.
The property is sold as a going concern with new owners receiving immediate income from all the pre-booked future lettings.

Headline trading figures are available upon request.

A recent and typical 5 Star Tripadvisor review: "Stayed for 3 nights with my wife and daughter and it was nothing short of perfect. The place was impeccably clean and we received a very warm welcome to the property. The location can't be beat, just 2 min drive to a beautiful and quiet beach. Cannot recommend this place highly enough and looking forward to staying here again in the future!"
