4 MAOL BHUIE
ARDBEG
ISLE OF ISLAY
Enjoying outstanding southerly views over the sea to Kintyre and the Antrim coast, No 4 Maol Bhuie is a well-appointed semi-detached house, with extensive accommodation over three floors. It is one of a group of four properties set in an appealing position close to Ardbeg Distillery, about 3 miles east of Port Ellen. The property, built about 50 years ago, is of cavity brick construction under a tiled roof. Originally consisting of two storeys, an attic conversion was added in 1994 to provide enhanced family accommodation. The property’s external appearance denies its spacious interior and open-plan ground floor layout.
The present owners have undertaken significant property improvement and upgrading over the last four years, including provision of replacement tiled roof covering, including all new lead work, soffits, rhones and gutters and removal of chimney stack; replacement of windows and exterior doors with new double-glazed units; replacement insulation throughout; provision of new oil central heating boiler and storage tank; provision of new quality fitted kitchen; addition of wood-fired hot tub in garden.
Under floor central heating is provided throughout the ground and first floors, with radiators being installed in the top floor rooms. Rooms have individual thermostats. New internal oak doors are fitted. The range cooker and integrated appliances in the kitchen are included, as are all fitted carpets and floor coverings.
4 Maol Bhuie presents as being an ideal permanent home for a local family, though it could easily be a most useful holiday home particularly as the garden is small with negligible maintenance required. Properties of this type in this location rarely come to the market and early viewing is strongly recommended.
Islay itself, the Queen of the Hebrides, is a perfect haven for whiskey lovers, bird watchers, cyclists, anglers, golfers and walkers. The nearby village of Port Ellen, with ferry terminal, has all necessary local amenities including primary school. Secondary schooling is provided at Bowmore, about 14 miles away. Ardbeg is served by an excellent local bus service.

EXTERNAL
The property has small garden areas at front, side and rear. Perhaps unusually, the garden is devoid of grass. To the front, the large timber deck extends over the full width of the house. Beside the deck is an area covered in woodchip, currently used as a children’s play area. This includes the wood-fired 10 person hot tub, installed in 2020, with concrete base below. There is a large open wood store and a timber cabinet to house and screen propane gas bottles.
To the side of the house, a large and substantial wooden shed/ workshop (approx. 30 feet x 12 feet), with light power and water connected provides good storage. The remaining garden area, leading down to the main door of the house, is set below the adjacent public road. It contains 6 raised beds. Parking is available on-road.
SERVICES
Mains electricity; Mains water; Private drainage, to shared septic tank; Oil fired central heating; Propane gas (bottled) connected to kitchen range; Direct access from public road.
DIRECTIONS
From Port Ellen take the A846 public road east towards Ardbeg. Continues straight on to unclassified public road at the point where the main road heads right down into the Distillery. About 100 metres beyond the junction, No 4 Maol Bhuie is the first of four semi-detached houses on your right. The property location and extent is indicated outlined red on the appended plan.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
