Bought by an Architect & Designer around 10 years ago, this house underwent a significant programme of works including an extended kitchen. There's an eclectic blend of modern and traditional that works really well.

The layout is classic, with two good receptions first up, bay fronted so plenty of light, period features including a cast iron fireplace, cornicing detailing and exposed timber flooring and French doors to the side return.

Moving down the hallway, we have a very handy ground floor WC and a storage cupboard opposite, then we're into the kitchen:

Modern, with a sleek array of white gloss units and stainless steel cooking appliances and all the usual trimmings. The side bay windows again provide masses of light and also allow for a family dining area.

Continue through to the extension where we find a lovely family room overlooking the rear garden.

Up to the first floor and we enter into the main bedroom, a great sized double of nearly 15' across, with twin sash windows and built in wardrobes either side of the chimney breast.

Behind is bedroom two, again a nice sized double and very bright.

Down the landing to the bathroom, a smart, modern affair with white three piece and a thermostatic shower with rain head over the bath. lots of natural light in here too.

Last up is bedroom three, a good guest/spare room or home office space. Tranquil green, overlooking the rear garden.

There's plenty of loft space for storage or possible conversion, subject to the usual.

The outside space is lush, stretching to just over 40' and is West facing.

Transport options are excellent here. Nunhead station connects with London Victoria and Thameslink trains to Farringdon and Blackfriars.

Queens Road Peckham station is very handy too, with London Overground links to Canary Wharf via Canada Water, Clapham Junction or Shoreditch High Street.

Nunhead village has trendied up somewhat, and has some long established family run businesses such as Ayre’s bakery and Soper's wet-fish shop. New kids on the block include include El Vermut, Mother Superior bottle shop, Goodcup, and 28 Well Hung. A big fave in the area that deserves our support is the BYO shop. Household and food goodies without all the plastic packaging.
A new Co-Op has just opened too.

The green has a great kids play area and is a good spot to people watch.

The Old Nun’s Head is great for a pub quiz and a bite to eat, and Peckham Bazaar is a big draw nearby. Wander down Queens Rd and you'll find the Beer Rebellion, Mamma Dough and Blackbird Bakery array.
All of this in Zone 2!

Peckham town centre and Rye Lane is are not too distant, offering lots of going out options like Peckham Levels and The Bussey Building.

The Rye Lane market is legendary!

Anther SE15 hot spot is the Bellenden regeneration area, full of great independent shops and eateries.

Heading East a little brings you into Telegraph Hill with its two brilliant parks and weekly farmers market.

Just South is Nunhead Cemetery, a very popular joggers and walker's destination.

Families have some excellent local school and early years options

Banana Moon, Monkey Puzzle and the Kitto Montessori nurseries are local gems, and Edmund Waller, Hollydale, Ivydale or Aske's Free School are the primary options. Secondary options include St Thomas The Apostle (Boys), Haberdasher Aske's and Deptford Green.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
