A large enough conurbation to provide a Co-op big enough to meet most of your needs while also providing a well regarded primary school, along with various take away food outlets and all within a few minutes drive of Mold for those occasions when only a real town will suffice. It is a popular location for a reason.

We approach this home via a broad gateway onto a front garden completely given over to block paving which allows parking for more vehicles than is ever likely to be necessary, unless you are intent on opening a Hyundai dealership This has the additional advantage of not only always looking neat but doing so with the minimum of effort on your part. To the side of the home is a wooden fence beyond which the original drive continues, terminating at the door of the detached garage.

To the front elevation is a brick porch, offering the shelter that makes unloading the shopping easier on rainy days; not that Leeswood ever gets those of course with sufficient space to act as a repository for outdoor shoes and clothing, along with a handy cupboard.

A semi glazed inner door allows us into the square hall where the staircase rises in front of us while to the right is the white painted composite door into the lounge with its obviously high quality wood laminate flooring.
This is a spacious room, kept nicely bright by the front facing picture window and with a main focal point provided by the faux marble style fireplace and the convincing living flame effect electric fire it contains. The technology behind these has improved enormously in recent years to the point where they are a very real alternative to a naked flame, and completely effort free. Another interesting feature of the room is the way the void beneath the stairs has been fitted with a bespoke set of doors which one simply touches to open. This means that there is till somewhere to store the various stuff we all have and struggle to house, because there is a limit to the number of times you can stub a toe on the ironing board as it pokes out from beneath the bed and remain sane.

At the rear of the room a door opens into the beautifully presented kitchen, where the lounges laminate floor continues. Spread around three walls in a U formation of fitted units, the kitchen contains all the appliances you could wish for, including the integrated fridge and freezer, tower oven, ceramic electric hob and spaces for the washing machine, tumble drier and dishwasher. The units are attractively finished in cream, which presents a pleasing contrast to the black wall tiles filling the gap between the work tops and the overhead cupboards.

At the far end of the room there remains enough space for a square dining table which, although not the biggest will still allow for formal family meals which believe me, is more than many supposedly dual-purpose dining-kitchens can boast. Beside the back door is the door to the pantry, providing all the storage you could need while also housing the gas combi central heating boiler, ideally positioned for ease of servicing.

Outside the back door is the continuation of the driveway up to the garage and this is where we find a continuation of the paving across the rear of the home, providing a large patio area, perfect for the BBQs with friends that we all look forward to. When it stops raining. Beyond the patio the area of lawn is bisected by a further paved path leading to the bottom of the garden. The fully enclosed nature of this area makes it the perfect environment for animals or small children, and for much the same reasons

Back inside and up the stairs takes us to the landing, where we turn towards the front of the home to address the only real downside of the three bedroom semi in which so many of us live; the smallest bedroom.

Immediately behind the door as we enter is a large linen cupboard, formed by the removal of the hot water tank when the combi central heating was fitted. Happily, this also sits above that portion of the floor that the room necessarily loses to the rise of the stairwell so at least this loss is put to good use. The remaining floorspace is adequate for a single room, as it would still allow for a small chest of drawers in addition to the single bed. However, should you be able to manage with the two larger rooms, this would lend itself to becoming the perfect home office.

Adjacent to here, also overlooking the front is the principal bedroom which as you would expect, is an altogether different proposition. In here we find more than enough room to spread yourself out, as is shown by the amount of free floor space around the current furniture, which comprises a double bed with bedside cabinet, a large chest of drawers which doubles as a formal dressing table and a very substantial free-standing wardrobe.

Moving towards the rear we find the final bedroom, which is a virtual mirror image of the principal, easily containing the double bed with twin bedside cabinets, a large wardrobe with drawers set beneath and a formal dressing table.

Finally, we come to the family bathroom where I have perhaps saved the best till last. That is not to suggest the rest of this home is lacking in any way, far from it but this is simply something rather special. Immaculately tiled from floor to ceiling throughout and with a practical and lovely ceramic floor, it provides a suite of pedestal hand basin, lavatory and a striking P shaped bath with a contoured glass protective screen and a twin headed rain shower above. Its not flashy or ostentatious, it simply does what it sets out to do, and does it in style.
