FARMHOUSE

FARM BUILDINGS
The Allgood Farm buildings are identified on the Buildings Plan. These buildings include modern general purpose buildings together with some traditional buildings. The silage pit will be included in the FBT as redundant.
There is a further hay shed located at Fenwickfield which will be included in the FBT, but scheduled as redundant with the Landlord having no responsibility for repairs.

LAND
The land extends to 186.37 Ha (460.60 acres). Boundaries are generally in servicable condition and most enclosures have access to natural water supplies. The field numbers are identified on the Farm Plan.
Under the DEFRA Agricultural Land Classification Map the land is principally classified as Grade 4. The predominant soil type is defined as Soilscape 18: slowly permeable seasonally wet, slightly acid, but base rich loamy and clayey soils, with areas of Soilscape 19: slowly permeable wet, very acid upland soils with a peaty surface.
SUBSIDIES
BASIC PAYMENT SCHEME:
The letting will not include the Basic Payment Scheme entitlements currently held by the Landlord who has made the claim for 2021. These entitlements will be sold to the tenant in advance of the 2022 claim. If you do not require any BPS entitlements please state this in your application
COUNTRYSIDE STEWARDSHIP:
The Tenant will be required to take over CSS Mid Tier and Higher Tier Agreements with Natural England from the Landlord and to farm the holding in accordance with the conditions imposed by the Agreements. The schemes are summarised below with further detail included in the Information Pack.
• The Mid-Tier Agreement relates to 84.16 ha (as shaded blue on the plan) under the Management of Rough Grazing for Birds option (UP2). This will produce an annual income of £7,369 for the life of the scheme to 31 December 2025.
• The Higher Tier Application relates to 10.37 ha (as shaded pink on the plan) under various hay meadow options (GS 7/GS 15/FM2) and should produce an annual income of £2,385. If accepted, this scheme will run until 31 December 2026
WAYLEAVES, EASEMENTS AND RIGHTS OF WAY

INGOINGS
The Tenant will be required to purchase the silage in the clamp at Allgood Farm for £7,500
TENANCY AGREEMENT
The successful applicant will be required to enter into a Farm Business Tenancy, the principal terms of which will be as follows:
1. Term - 15 years.
2. Rent - payable quarterly in advance (11th November, 11th February, 11th May and 11th August).
3. Rent reviews - at years 5 and 10.
4. Residency - the Tenant will be required to reside in the Farmhouse.
5. Repairs - the Landlord will be responsible for the repair and maintenance of the main walls and roofs of buildings. Other repairs and maintenance will be the responsibility of the Tenant.
6. Insurance - The Landlord will insure the buildings and fixtures, but the Tenant will be responsible for all other insurances.
7. Redundant buildings – The silage clamp at Allgood Farm and the hayshed at Fenwickfield.
8. Grainbins - The bins at Allgood Farm are available to use, but will be scheduled as redundant.
