with boat landing-stage and traditional thatched summerhouse.

General Comments/Location - Little Park Farm is arguably one of the most desirable properties in the immediate environs of Truro. It is set within a fold of undulating landscape alongside the tidal Truro river where the house is strategically positioned to take advantage of the lovely views down to the river and across to the wooded countryside beyond. South facing and standing alongside a large pond with boat landing stage and traditional summerhouse the setting is idyllic and a sweeping driveway approach ensures absolute privacy. The availability of a property of this calibre and in such an attractive location is unique to Truro.

The property is about a mile from the city limits and close to the riverside haunt of Sunnycorner which lies adjacent to Boscawen Park with its tennis courts and cricket ground. It is approached initially by a service lane which serves several properties and which connects the minor roads leading out of the city to Malpas and also to St. Clement. The former is the larger community and here there are deep water moorings and the popular "Heron" pub. At the tidal hamlet of St. Clement, known for its picturesque thatched cottages, there is a parish church.

Truro, with its historic cathedral is now recognised as the capital of the county and is renowned for its fine shopping centre. There is an excellent range of private and state schools, college, fine selection of restaurants, banks and main line railway link to London (Paddington).

The House - Although occupying the site of an earlier dwelling you would be forgiven for believing the house was 18th Century or even earlier. In fact the house is about twenty five years old and built almost entirely with reclaimed materials to a classic Cornish design. Mellow stone and brick elevations are further enhanced with old slate hanging to match the multi pitch roof, windows are traditional Georgian style sashes and a massive overhung porch is reminiscent of a medieval manor house. Throughout the building period detail is authentic and internally there are massive timber beams, a huge inglenook, galleried and secondary staircases and beautifully proportioned rooms. In recent years improvement and upgrading has been consistent and a splendid conservatory has been added and subsequently further extended by Marston and Langinger of national repute. Central heating is standard throughout including underfloor electric heating to the kitchen, conservatory and hallway; the kitchen has been hand crafted and also includes an oil fired Aga. On the first floor there are five bedrooms of which two are en-suite in addition to the family bathroom.

A charming single storey outbuilding has been adapted to provide a delightful en-suited guest bedroom.

Planning consent was granted in 2010 to provide a small extension to the rear of the house together with a heated swimming pool. This permission has lapsed but plans are available for re-submission if required.
