Description

A well-equipped arable farm on an edge of town location, with the benefit of four cottages, an extensive range of arable and former livestock buildings all set within undulating Nottinghamshire countryside.

The farm is situated about 4 miles from Mansfield town centre, Nottingham is around 14 miles to the south and Newark is 19 miles to the east. Communications in the area are excellent with direct rail links to London available from both Newark and Nottingham. The M1 motorway is around 7 miles to the west and the A1 around 19 miles to the east.

The Farm
Lindhurst Farm extends to about 400.31 acres (162.hectares) with all the land mainly lying within a ring fence. An adjacent 60 acres could be available to rent if required.

There are two pairs of semi-detached, 3 bed cottages located on the western side of the holding with far reaching views over the surrounding Nottinghamshire countryside. Each cottage benefits from its own waste water treatment plant, fitted in November 2019. A 4kw solar array is located on the roof of Numbers 1&2 cottages, with the supply linked to Number 2, and benefits from FiT payments of around £2,000pa. All of the cottages have good sized gardens to the rear.

The farm buildings are also located on the western side of the farm and can be accessed either from the track to the west of the farm or the central spine roadway from the east.

In total the farm buildings extend to approximately 27,000 square feet and provide extensive storage facilities. They form a combination of former livestock and arable buildings including a more modern general purpose machinery store.

The farmland is classified as being Grade 3 under the Ministry of Agriculture Fisheries and Foods Provisional land classification plans. The Soil Survey of England and Wales records the soils on the farm as being of the Cuckney 1 association. These soils are described as well drained, sandy and coarse loamy soils and suitable for the growing of cereals, sugar beet and potatoes.

The field enclosures are easily accessible from the central spine road running in an east west direction across the farm. The topography of the land is gently undulating and the enclosures are of a suitable size for modern farming methods.

Located within the farm are several parcels of woodland and ponds including the Rainworth Lakes SSSI which add to the general amenity of the holding.

Recent livestock on the farm includes a 1,400 pig finishing unit and routinely overwintered 1,500 lambs on stubble turnips, all of which will have benefitted the arable rotation. The soil types lend themselves to outdoor livestock production.

Site of Special Scientific Interest
On the north eastern side of the farm is the Rainworth Lakes SSSI. A base of poor marsh and open water habitat containing rare wetland plant communities. Buyers must satisfy themselves as to these restrictions.

Nitrate Vulnerable Zone
The land is situated in a Nitrate Vulnerable Zone and will be subject to the usual restrictions.

Wind Farm Restrictions
Not included within the sale are five wind turbines. There are a number of restrictions in place due to the wind turbines, these include: Not to build any new building greater than 5 metres in height within 150 metres of any of the wind turbines. To keep all existing hedges or trees within 150 metres of the turbines trimmed to existing height. Not to permit any excavation works or extraction deeper than 5 metres below the surface and greater than an area of 100 metres squared within 500 metres of any wind turbine. Wayleaves, Easements & Rights of Way
The land is sold subject to all easements, wayleaves and rights of way, whether mentioned or not. Rights of way shall be reserved for access to the wind turbines and its infrastructure. Associated rights shall be reserved on the land surrounding the wind turbines for reinstatement and maintenance purposes.

The property is supplied with mains water and electricity. Drainage is to a private system.

Basic Payment Scheme
The land is registered to receive payments under the Basic Payment Scheme. The relevant number of Basic Payment entitlements will be included in the sale. The claim for the current claim year will be retained by the Vendor and Vendor agrees to use reasonable endeavors to transfer these entitlements for future Basic Payment to the Purchaser.
