Designed by the current owners, Forest Springs Farm is an attractive house on the northern edge of the New Forest National Park. Approached via a long drive, and set within its own land, the property is a wonderfully presented family home in a private position.

From the entrance into an L-shaped hall, doors lead to the reception rooms and the large kitchen/breakfast room. To one end of the house is a triple aspect drawing room with double doors to the front garden. The south-east facing sitting room has two sets of double doors to the terrace and a woodburner. There is a spacious kitchen/dining area with wood units, granite worktops and an oil fired Aga. The remainder of the ground floor is made up of a music room, study, utility room and two cloakrooms.

Upstairs, the principal bedroom has an en suite bath/shower room and dressing room. There are four further bedrooms and two further bathrooms (one en suite).

From the electric wooden gates a tarmac drive runs alongside a lawn to a parking area immediately to the front of the house. The drive also continues alongside the house to the garage, further parking and on to the stable block. There is garaging for three cars, with plenty of storage for garden machinery. Within the stable block are four stables and a tack room. The land extends to approximately 7.7 acres and includes 4 post and rail fenced paddocks. To the side of the of the property is a strip of woodland providing privacy.

Subject to planning permission the property would lend itself to being extended.

Landford sits within the northern boundary of the New Forest National Park, equidistant to Southampton and Salisbury (about 12 miles). Bramshaw Woods and Nomansland Green are close by and for those who enjoy riding the property is opposite Landford Stud.

The village has pubs, a primary school and a post office/shop. Independent schools in the area include Godolphin and Chafyn Grove in Salisbury, Embley Park and Stroud near Romsey and King Edward VI and The Gregg School in Southampton. Forest Springs Farm is within the catchment area of both Bishops Wordsworth and South Wiltshire grammar schools.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
