Description

Naylands is a fine Grade II listed country house with a rich and varied history. The property is believed to date back to around 1600, although there has been a dwelling on the site for many years before this date.   Naylands offers a wealth of charming period details, with timber framed elevations with part brick and plaster infilling under a tiled roof, beam and plaster interiors, and spacious and light accommodation.

The house has a comfortable and well-appointed layout which is ideal for family life, and also suited to more formal entertaining. The sitting room is open to the family room, and has an impressive inglenook fireplace fitted with a wood-burning stove. The dining room has been converted from the old conservatory, and now has underfloor heating and French doors offering direct access to the rear terrace, creating a wonderful space for entertaining through the year.

These formal rooms are complemented by an open plan kitchen/breakfast room with an excellent range of painted wood wall-hung and under-counter units under Corian surfaces, an island fitted with a three oven electric Aga and a Miele oven, and served by a larder complete with a cold shelf. In 2014 the house was extended to add a spacious boot room with access to the side of the house. Access to the wine cellar is via a trap door set into the kitchen floor.

Naylands offers extensive and versatile accommodation; on the first floor the principal bedroom suite comprises bedroom, bathroom and dressing room. There are three further bedrooms served by a shower room and a bathroom.

On the second floor are three bedrooms and a shower room. Please refer to the floorplans for a comprehensive overview of the full extent and layout of the property.

The Roundhouse
Situated in the grounds to the south of the house is an interesting brick building known as The Roundhouse, which offers a wonderful space to study or create a home office, with a fireplace, bookshelves, power and 4G wifi antenna. This building also has a rich history, having once been used by George Orwell, who is believed to have written part of Animal Farm within its walls.

Outside, Gardens & Grounds
Naylands is set behind a tall brick wall, at the head of its gardens and with an open outlook across the surrounding farmland. The property is approached via a pair of timber electronically operated gates which open to a substantial herringbone brick paved driveway, offering plenty of parking space ahead of the house and the detached garaging.

The garaging has two bays with up and over doors, and a storeroom/workshop, and is fitted with an external charging point for an electric vehicle. A side door opens to the annexe, comprising a ground floor shower room and a first floor studio.

To the south of the garaging lies the outdoor swimming pool, which is enclosed by a wrought iron fence and heated by a Calorex IPAC inverter heat pump.

The terrace spans the south-facing rear elevation and provides an excellent space for eating and entertaining outdoors; there is a covered well, log store and side access to the front.

The park-like gardens stretch away to the south, and are predominantly laid to lawn with mature trees, shrubs and seasonal bulbs including daffodils and bluebells.

A part walled kitchen garden lies to the east of the garaging and pool, with a greenhouse, heated/insulated kennel and chicken coop/small animal enclosure. There are well-stocked, productive beds with a range of flowers and vegetables, and espaliered fruit trees against the wall.

Beyond the kitchen garden lies a timber machinery store and storage, and at the southernmost end of the garden is a dilapidated tennis court and pavilion.

To the west of the house lies the paddock, which has a five-bar gate leading to the shared access to the road. The paddock has water for livestock and a five-bar gate access from the garden.

About 5.6 acres in all.

Square Footage: 4083 sq ft
