CRAIGMHOR
GRUINART
ISLE OF ISLAY

Marvellously located and enjoying an easterly outlook over Loch Gruinart, Craigmhor is a traditional detached house, thought to be about 150 years old.  The original house was fairly small, of stone construction with composite slate effect roof tiles.  At some time in the distant past, a stone built extension was added at the rear to accommodate what is now the hallway and shower room.  More recently, in 2018, a further extension was added to the south gable providing an additional sitting room on the ground floor and an en-suite bathroom on the upper floor.  The ground floor of this modern extension is particularly bright and appealing, with weathered boarding façade, front and rear, rendered whitewashed gable, and modern composite roof tiles to match the original house.

The house is fully double glazed and has electric storage heating on Economy 10 tariff throughout.  All window blinds and fitted floor coverings will be included.

Craigmhor is fairly remote, located in the north west part of Islay.  It enjoys what is, at times, an invigorating position.  Surrounding land is owned by RSPB.  The ever changing tides of Loch Gruinart attract an abundance of wildlife.  Wide ranging views are to be appreciated over the loch and beyond.

EXTERNAL

The large and open front garden has its own direct vehicle entry from the adjacent minor public road.  A metal agricultural style gate is provided across the entry from which a driveway leads up to the north side of the house where extensive parking is available.  The front garden is principally in grass, but with flowering borders and bushes, and is enclosed by stone walls.  A slabbed patio is provided in front of the extension.

The smaller back garden includes an enclosed lawn, raised patio, drying green, log store and hardstanding area, sufficient for several cars.

The grounds also include a very useful large stone shed, with pitched slated roof (internal dimensions approx. 8.4 m x 6.3 m).  This outbuilding has a concrete base, with power and light connected.  The hydraulic control panel for the private water supply pump is wall mounted within this outbuilding.

SERVICES

Mains electricity.

Private water supply, exclusive to Craigmhor, from its own borehole installed within the property about 8 years ago, ensuring no issues relating to sufficiency of supply.

Private drainage to septic tank (registered with SEPA) within front garden, exclusive to Craigmhor.

DIRECTIONS

From Bridgend, take the A847 road towards Portnahaven.  After about 3 miles, head right onto the B8017 towards Nature Reserve.  Continue on this single track road for about 3.5 miles and then turn right onto a minor public road signed for Ardnave.  Just under 2 miles along this road, Craigmhor is on your left hand side.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
