Situation

The land is located immediately to the north of the village of Newchurch on the Romney Marsh. The town of New Romney lies about 4.2 miles south west of the land. The Junctions 10 and 10A of the M20 motorway and the market town of Ashford are about 6 and 7 miles respectively to the north, and Tenterden is about 10.7 miles north west.

The Farmland

The land extends to an area of 145.22 acres (58.76 hectares) or thereabouts and comprises six parcels of level arable land. The land is shown as predominantly Grade II on the Agricultural Land Classification Map. The soil is classified by the Cranfield Soil and AgriFood Institute as Soilscape 21 and characterised as loamy and clayey soils of coastal flats with naturally high groundwater.
The land has been farmed under a wide arable rotation growing mainly winter wheat, winter oilseed rape, spring oats and peas in recent years. This year all the land has been cropped with winter wheat.

Method of Sale

The land is offered for sale as a whole or in three lots by Private Treaty as coloured on the plans produced as part of these particulars and as described herein.

Lot 1: 51.77 acres (20.95 hectares)

Single parcel of grade II level arable land with two vehicular accesses from the Newchurch road forming the western boundary. The main Bilsington sewer forms the eastern boundary. There is no internal access to Lots 2 & 3.

Lot 2: 72.65 acres (29.40 hectares)

Consists of four parcels of Grade II level arable land. Road frontage and access to one field from the southern road boundary. Internal access into the remaining three parcels.

Lot 3: 20.80 acres (8.41 hectares)

Single parcel of predominately Grade II with some Grade I arable land. Vehicular gated access to the road forming the southern boundary.

The Property is offered freehold with vacant possession upon completion.
