Planning
The land was subject to a longstanding planning application for opencast mining. Ultimately this was unsuccessful and the option agreement has terminated.

Land
The land lies in a ring fenced block north of the cottages, with road frontage to the A1068. The land gently undulates but for the most part is flat at around 10-20 metres above sea level. The land is classified as Grade 3 under the MAFF Provisional Agricultural Land Classification. The soils are from the Foggathorpe 1 series, common to the locality and described as a clay loam soil. The land has supported a typical cereal and grassland rotation.

The land includes a small shelter belt woodland as part of Lot 1.
