Set in one of the most desirable locations in Rutland, The Pavilion offers 10,000 sqft of unparalleled contemporary living in a position oriented towards, and overlooking, the beautiful Grade I Listed Palladian mansion, Burley on the Hill House, with its Cour d’Honneur and parkland.
Constructed of local Clipsham stone and hand cut brick with a Welsh slate roof the house has been designed around a series of bifold glass doors which open onto terraces and engage both the long reaching views as well as maximising the light entering the house.
The core of the house is formed by a magnificent living kitchen which is almost 80 feet in length. This space has vaulted ceilings with roof beams, solid oak floors and a stunning bespoke kitchen with state of-the art appliances. Emanating from this room is a lounge, a dining area, a TV room, preparation kitchen, boot room and cloakroom. At its southerly end is an area currently used as a gym which could seamlessly double as a changing area for the swimming pool beyond.
The ground floor living space circulates around a central courtyard with a central raised flower bed. On the north side of the internal courtyard is the main bedroom area which consists of three double bedrooms with en suite shower rooms and dressing areas as well as the superb principal suite with bathroom suite below and dressing room above. The bathrooms have been individually designed and fitted by Porcelanosa.
On the first floor, which runs along the north west side of the house, is a self-contained suite consisting of a snug area, office and a bedroom with en suite bathroom. On the lower ground floor there is a cinema room, and a large games room as well as a WC, laundry room and plant room. The house benefits from high specification systems such as zoned Smarthouse lighting, underfloor heating and an integrated sound system.
Outside
Electrically operated double wooden gates open onto a generous parking area with a triple garage. The garden, which wraps around the house, is mainly set to lawn and bounded by a beech hedge.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 2, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
