If you're searching for houses in South Norwood you'll probably already know that you're only 12 minutes away from London Bridge and 28 minutes from Kings Cross. But did you know that in the five years since we've been living here the High Street has added a sourdough pizza place, an Antic pub, a craft beer bar, four new cafes (with two more set to open this spring) and two weekend markets?
This house is just four minutes' walk from all of it, but on a road so quiet that you'd be unlikely to see more than a few dozen cars go past in a day. Combine that with the fact that our neighbours are almost all either families or friendly older folks and you'll understand why it's so peaceful by day and very quiet at night.
We were lucky enough to take the place over from a family who had retained many of the original features of the house while extending into the attic. Since we moved in we've tried to continue that sense of thoughtful improvement. We're particularly happy with the result of the kitchen extension, which has changed how we live here completely. We now find ourselves spending most of our time there.
During lockdown it has made an ideal working space with huge amounts of natural light, both through the large crittal window in the morning and then the four skylights throughout the day. It has given us space to entertain groups of ten or more with ease, and with the windows thrown open in summer it makes a perfect through-space that's easy to navigate and to keep a line of sight on the little ones as they play.
While the garden isn't enormous it happily caters for our needs, with a deceptively large shed, the raised beds providing plenty of space to grow vegetables and herbs and decking at the back perfectly placed to catch the afternoon and evening sun.
We really hope whoever buys here will enjoy living here as much as we have - Sunny Bank is a very special hidden spot, perfect for raising a family tucked away from the hurly-burly, but within easy reach when you want it.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
