DESCRIPTION
The land consists of an attractive block of mainly permanent grass lay extending to 7.54 hectares (19.63 acres) which has previously been in arable cropping, together with an area of amenity woodland extending to 1.80 hectares (4.45 acres) which provides opportunity for sporting potential. The land fronts the Thornley Village road which runs from the B6297 at New Row on the southern boundary and borders Houselop Beck on the northern boundary. TENURE AND POSSESSION
The property is freehold and the title to the property is registered. Vacant possession will be given on completion.

LOCATION AND SITUATION
The land is located on the fringe of the Wear Valley adjacent to Houselop Beck which is a tributary of the River Wear and is situated adjacent to New Row on the unclassified road which runs from
the B6297 Wolsingham to Tow Law road through to Thornley Village. The land is accessed directly from this unclassified road approximately half mile from the road junction with the B6297.

DIRECTIONS
From the B6297 when travelling east towards Tow Law turn right onto the unclassified single-track road at the first available opportunity just prior to New Row Nurseries and continue along this road for approximately half mile past the entrance to Greenwell Farm on your right and the land is situated on your left with access taken through a field gate situated on the left-hand side when travelling south east on the unclassified road.

SPORTING AND MINERAL RIGHTS
The sporting rights are included with the sale in so far as they are owned and there has been a successful commercial shoot run in the past of which this land and woodland was previously part of.
It is understood that the mineral rights are reserved to a third party.

ENVIRONMENTAL STEWARDSHIP
The land will be free of any Environmental Stewardship scheme in September 2021.

BASIC PAYMENT SCHEME
