Property description

Steps Farm is a substantial and charming detached former farmhouse located on the edge of the village, enjoying plenty of character and period features, with lovely views, good sized gardens, a detached double carport, garage and ample parking.
From the entrance hall with natural stone floor, there are two reception rooms leading off and steps down into the inner reception hall. The sitting room enjoys a feature fireplace with inset wood burning stove and a window to the front. On the right is the dining room, also featuring an open period fireplace, exposed stone and battened partitioned wall and window to the front. Continuing on into the inner hall, where there is an ornately carved feature panelled wall, flagstone floor, door into the lobby and cloakroom, stairs rising to the first floor landing, further doors into the conservatory and large farmhouse kitchen. Here, there is an extensive range of wall, base and floor units, with an electric AGA, plumbing for a dishwasher, and American style fridge/freezer plus ample space for family dining table. A door then opens into the utility room where there is a matching range of units, airing cupboard with oil fired central heating boiler and hot water tank, space and plumbing for a washing machine and tumble drier. The conservatory is glazed on three sides with doors out onto the secluded sunken garden.

Onto the first floor landing, where there are five good sized bedrooms and a family bathroom. The master bedroom has a range of built in deep wardrobes with a matching door into the en-suite shower room. There are views over the garden and also across to the Abbots fish house and to the Mendip Hills beyond. Bedroom three also has a similar rear facing aspect. Bedrooms two, four and five have windows to the front with views over the garden, with bedroom four, currently used as a study, having a built-in cupboard and bedroom two a lovely high vaulted ceiling. Last of all is the family bathroom, which is generously sized, containing a roll top bath, fully tiled shower enclosure, his and her wash hand basins, WC and bidet.

The property is approached from Church Lane, where there is gravelled hardstanding for several vehicles up to the wooden double bay carport, having double doors opening out onto the garden, and an adjoining garage, also having double wooden doors. A gate then opens onto a wide terrace overlooking the 'sunken' garden below, ideally situated for entertaining, being gravelled with raised shrub beds and tree screen, and affording a great degree of seclusion. Through an archway, the main garden is laid to lawn and interspersed with a variety of mature plants shrubs, and fruit trees. To one side there is access to a workshop/store, and there are raised vegetable beds, and a large fruit cage. Tucked away at the far side of the house there is an enclosed area, having gated access, with a greenhouse and potting shed. In all, the gardens enjoy a fine southerly aspect, with rural views including the historic Abbots Fish House, the Somerset Levels, and the Mendip Hills in the distance.

Meare is a rural village set on the picturesque Somerset Levels to the West of Glastonbury. The village provides primary school, Parish Church, rural store with lots of provisions and a garage. The popular towns of Glastonbury and Street together provide an attractive range of facilities. Glastonbury is best known for it's Tor and Abbey Ruins. Street is famous as the home of Clarks Shoes and Clarks factory shopping centre. Meare is also convenient for private education with Millfield school, both Senior and Prep, being within 3-5 miles, also the Cathedral school in Wells, being some 7 miles distance.

Follow the B3151 into Meare passing the landmark of the 'Abbots Fish House' on your right. Church Lane can be found a little further along on the left hand side. Turn here and the parking for Steps Farm can be found immediately along on the left hand side.
