A well-cared for top floor apartment in a peaceful dockside location with an updated kitchen and bathroom, long lease, balcony, secure parking space, large accessible loft and gated communal garden overlooking Greenland Dock.

This second-floor home is part of a small block and the communal entrance is shared with only four other flats. It boasts a large bedroom and a relaxing and bright living area with a balcony to one end and a water view through the kitchen window at the other. The useful attic (not officially part of the lease) is partially boarded and has a pull-down ladder. Additional features include superfast broadband availability through Hyperoptic, double glazing and a recently fitted hot water cylinder.

Canada Water and Surrey Quays stations are both within short walking distance and there is the convenience of a range of local shops on the doorstep. The tranquil surroundings include Russia Dock Woodlands, Greenland Dock and the Thames Path. The River Taxi services from Greenland Pier also offer an alternative way of commuting.

The Canada Water Masterplan will bring exciting developments to the area. The first phase due for completion will provide new civic space, a leisure centre, housing, shops and workspace to the west of the iconic library. The whole project will positively impact the area and includes the first new high street in London for over 100 years!

Greenland Dock is the oldest of London's riverside wet docks, dating back to 1695-1699 and originally being called Howland Great Dock. At first the dock was used for re-fitting shops of the East India Company and from the 1720s it was used by whaling ships. Whale blubber was boiled on the quayside to produce oil. The whaling ships came in from Greenland, leading to the dock begin renamed Greenland Dock. One of the present-day attractions of the dock is its visiting wildlife: coots, grebe, swans, ducks, cormorants, Canada Geese and the occasional heron.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
