Refurbished garden flat in central location

Description

6A Alfred Place occupies the ground floor of a flatted Victorian terraced house. It shares the front yard and entrance hall with the flat above.

A special feature of the property is the west facing private garden. This is backed by the grounds of Gibson House which is a home for the elderly, making it a quiet place for sitting out despite being in the centre of town.

A low wall gives access to the shared front yard. A footpath leads to the shared front door and hall.

The entrance to 6A leads into a corridor with deep stores either side. One is used as a coat cupboard and the other is big enough to store a bicycle.

Bedroom 2 is off this corridor and has a deep, walk in wardrobe. The tiled bathroom is at the end of the corridor and has been refitted with a bath with shower, WC and washbasin. There is a cupboard housing the Worcester boiler.

The sitting room is at the heart of the property and has recessed bookshelves. A door leads into the kitchen which is in an extension into the garden. It has wooden topped units with an electric oven, hob and extractor fan, 1½ sink unit, washing machine and integrated fridge freezer.

Bedroom 1 is off the living room with two sets of doors. It also has a deep, walk in wardrobe.

Garden

There is a paved terrace immediately outside the kitchen with a raised area of Astroturf with trees around. There is a stone wall on two sides and a wooden fence on the third.

6 Alfred Place is in a terrace of houses adjacent to the West Port. It is well placed for everything that St Andrews has got to offer.

The nearby West Port is the arched gateway into St Andrews which was built in 1587 as a monumental entrance to the city’s South Street. The house is also a short walk from the Royal and Ancient Golf Club and the world famous Old Course as well as West Sands beach. There is car parking in the Argyle Street car park.

St Andrews is renowned worldwide as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship which will next be held at St Andrews in 2022. There are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke’s Course, two courses at Fairmount, St Andrews Bay and Kingsbarns.

The town is also well known for its university which was Scotland’s first and is the third oldest in the English-speaking world, founded in 1413. The town provides state schooling at Madras College which is moving to a new site to the west of the town. There is private schooling at St Leonards and The High School of Dundee is also within easy reach.

Access by rail, road and air is good. St Andrews Bus Station is close by off City Road. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport is 50 miles away.

OnTheMarket may have applied supplementary data to this property listing, including:

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
