210 Broughty Ferry Road in Dundee is a most attractive single storey house, which faces south and has views across the river to Fife and the Tay Road Bridge. The house dates from 1837, which is at the very end of the Georgian period and the start of the Victorian era. It was extended the following year by the addition of the two wings. When it was built, it was right at the edge of Dundee and was one of a group of seven constructed at that time. It is a pretty stone built house, with a slate roof. It was acquired by the sellers in 2013. Since then they have undertaken significant works. These have included triple glazing and installing underfloor heating throughout except in the shower rooms. In addition, wood flooring has been fitted in all the rooms other than the shower rooms and kitchen, and the en suite has been refurbished. The roof and walls were also insulated and 16 photo voltaic panels mounted on the roof. At the same time the original character and integrity of the house have been preserved, with features such as panelled doors, together with cornices in the hallways, reception rooms and bedrooms. The accommodation is principally arranged off the hallway and two side hallways, with the kitchen being behind the dining room. There are three front facing reception rooms, and the study could be used as an additional bedroom if required. There are currently three bedrooms, with one being en suite, together with a family shower room. Accessed from outside is a useful studio, which could have other uses. There is an area of garden in front running down to Broughty Ferry Road, with steps and a door to the pavement. Steps from the garden lead up to a wooden front door with a leaded overlight which opens to the entrance vestibule. This is tiled to picture rail level and has a tiled floor and a partially glazed inner door with leaded over and side lights to the hallway. The well proportioned sitting room has an ornate cornice, bay window with views across the Tay, two shelved display alcoves and a fireplace with wooden mantel, marble hearth and surround and a remote controlled Living Flame gas fire. Opposite is the study which has a centre rose. Bedroom one has an en suite shower room with shower cubicle, washbasin with vanity unit, bidet, WC and a tiled floor. From the hallway an arch leads to a side hallway which continues down to the dining room which again faces south. Off this is a fully fitted kitchen with sink, tiled floor, wall mounted Worcester boiler and partially glazed side entrance door. Fitted appliances include a Beko fridge and freezer, Hoover dishwasher, Bosch oven / grill and four ring hob and plumbing for a washing machine.

The other side hallway has a hatch with an attic ladder to useful roof storage space. The tiled shower room has a corner shower cubicle, washbasin with vanity unit, fitted cupboards and a WC. Beyond are bedrooms two and three with bedroom two looking out on to the garden to the rear. To the side of the house is a studio.

In front is a stone paved terrace, with the enclosed garden below being mainly lawn with shrub borders and a fine beech tree. The garden behind the house is also completely enclosed. Opposite the kitchen door is a useful stone built range of outbuildings comprising a tool shed, store and a shelved larder, all with stone flagged floors. The garden itself is attractively laid out with lawns, stone features, shrubs, paths and seating areas. The harled garage has a roller door on to Murray Street, concrete floor, water, power and light, and is vented for a dryer. Attached is a covered entrance, also with a door on to Murray Street, which is also used as a garden store.

210 Broughty Ferry Road is situated on the eastern side of Dundee, almost equidistant between the city and Broughty Ferry, with views across the River Tay to Fife. Dundee is a university city of established excellence, most particularly in computing and life sciences. It has a comprehensive range of shops and professional services, together with good leisure opportunities and renowned cultural facilities, such as the new V&A museum. There is a mainline railway station at Dundee, with services to Aberdeen and to the south, including a sleeper. Dundee Airport has direct services to London City and both Edinburgh and Aberdeen airports are easily reached. The A90 dual carriageway links to both Aberdeen and Perth, and beyond to Edinburgh and Glasgow.

Broughty Ferry has a wide choice of shopping facilities and supermarkets, a library, the Castle museum and a beach, together with a train station, harbour and the Royal Tay Yacht Club.

Schooling is available locally at Craigiebarns Primary and Craigie High School, with private schooling at the High School of Dundee. Away from the city the range of outdoor pursuits is impressive. As well as other local golf courses, the championship course at Carnoustie is only a few miles up the road. In addition there is sailing on the River Tay and fishing can also be taken locally.

From Dundee City Centre take the A92 signposted for Arbroath, on to Dock Street and East Dock Street. Just after it is joined by Broughty Ferry Road, the house will be seen on the left, just after the blocked off turning into Murray Street and opposite Carolina Court. Proceed past the house and turn left on to Dalgleish Road, and then turn left again on to Murray Street. The gate and garage for 210 Broughty Ferry Road will be seen on the left, marked 210BFR, and before reaching Mayfield Grove.

If coming from the eastern end of the Kingsway (A90 / A972 ring road around Dundee), at the roundabout with Arbroath Road, take the Greendyke Road, signposted for City Centre and Tay Bridge. Proceed down to the bottom and turn right, again signposted City Centre and Tay Bridge, onto Broughty Ferry Road (A92). Then take the first right on to Dalgleish Road and proceed as above.
